Job Description
Performs preventive maintenance on HVAC and other central distribution systems and equipment. Inspect, repair, modify (as needed), monitors, and operates systems such as hot, chilled, and domestic water, fire protection, steam, condensate return, emergency generators, electric distribution, medical vacuum, oxygen, etc. Stands watches in the boiler room as Relief Stationary Engineer.


ESSENTIAL FUNCTIONS OF THE JOB:

  • Repairs pumps on central systems; checks pump and motor operation in various areas of the hospital complex.

  • Replaces motors on AHU, EXH, RA fans, pumps, and fan coil systems.

  • Perform skilled electrical maintenance work in repair, installation and alteration of HVAC Equipment, components, timers, motors, and wiring systems as needed; connect motors to control panels.

  • Takes chemical tests on central chilled water systems.

  • Performs preventive maintenance and/or repair on air conditioning and refrigeration equipment.

  • Inspects mechanical and electrical equipment.

  • Records temperatures, humidity, operating pressure, etc.; makes adjustments to control environment and operating conditions.

  • Repairs pumps, motors, air handlers, heat exchangers, steam traps, valves, fan coils, and other components of central systems.

  • Lubricates equipment.

  • Cleans and rebuilds traps and strainers.

  • Services and repairs exhaust fans.

  • Repairs steam leaks.

  • Replaces fan belts and fuses; adjusts as necessary.

  • Inspects and checks dietary equipment.

  • Checks draft gauges on air handling systems, changes filters in air handling equipment.

  • Resets circuit breakers.

  • Assists Electrician with troubleshooting, repairs, and installation of new service.

  • Must be able to read blueprints and interprets accurately according to the blue prints.

  • Checks lighting in and around hospital buildings, regularly.

  • Repairs electrical and mechanical patient beds.

  • Assists in other areas of the department, including the boiler room; unloads salt for the boiler room, as needed.

  • Picks up and delivers various supplies, parts, and building materials.

  • Orders needed materials; obtains parts and supplies in emergencies.

  • Cleans work and shop areas.

  • Shovels snow; spreads sand and salt.

  • Plunges toilets and drains, as necessary.

  • Provides relief coverage for Stationary Engineer, as required and as stated in the Stationary Engineer job description.

  • Performs other facilities management duties, for which he/she is qualified, as assigned.

  • Performs work in conjunction with construction projects.

  • PHYSICAL DEMANDS:


    Must be able to lift and move heavy equipment and materials. Work sites may require access by climbing and crawling and, at times, may be at high or low temperatures. The use of ear and eye protection is required. Exposure to electrical shock, chemicals, dust, and other hazards may be present depending on work area.

    Qualifications
    Minimum of three years of HVAC experience.
    Must possess a minimum of a Grade 5 or any of the grade above 5 Stationary Engineer's license issued by the State of Maryland or other national licensed disciplines such as Licensed Plumber, Licensed HVAC, or Licensed Electrician or Journeyman.
    If employee does not possess Grade 2 Stationary Engineer's license, must receive grade 5 Stationary Engineer's license within 12 months of employment and continuously to work up to grade 2 stationary engineer's license within a reasonable time frame (subject to management discretion).
    Demonstrated ability to read and interpret blueprints.
    Must possess valid driver's license or have own transportation or must be able to use company provided transportation to travel between all Shore properties for assigned work.
