General Description: The position involves overseeing all aspects of pre-construction services including managing purchase orders, subcontracts, schedules, and job cost setup. The role requires monitoring project progress to ensure adherence to quality standards, schedules, and budgets, while also coordinating with project personnel to address technical issues and regulatory compliance. The individual must manage multiple complex construction projects effectively, establish and maintain professional relationships with key stakeholders, and handle contract negotiations and amendments. Additionally, they are responsible for reviewing cost models and construction schedules to ensure project success from start to finish.
Primary Job Functions:
Provides input and supervises all pre-construction services such as purchase orders, subcontracts, schedules, job cost set-up and project pre-planning
Monitors and ensures quality control and coordinates activities of project personnel to ensure project progresses on schedule within prescribed budget
Confers with project personnel to provide technical advice and to resolve problems
Coordinates project activities complying with government regulatory or other governmental agencies
Ability to manage several complex construction projects simultaneously with a high degree of effectiveness, accuracy and accountability.
Establishes and maintains professional working relationships with owners, engineers, architects, and trade partners.
Responsible for understanding and negotiating prime contract terms and conditions, contract documents, subcontract agreements, and purchase order agreements
Ensures change orders and/or contract amendments are executed in a timely manner and within the signatory limits
Reviews cost models, cost estimates and construction schedules in detail to ensure project success from preconstruction to final completion.
Oversight of projects at a high level from beginning to end including budget, costs, unexpected events, general performance, and overall progress against plan.
Attend owner and project meetings, maintain continuous client contact to gauge performance perceptions and communicate relevant information to Project Team.
Participates in the design team with project lead, architect, general contractor, and other key stakeholders to develop design criteria.
Reviews architectural drawings, specifications and construction cost items.
Meets with external clients and internal associates to present status of projects that they are working on and to offer options related to improved efficiencies, problem-solving, and alternative options to any given project.
Job Qualifications:
Minimum college education with engineering/construction degree and ten years of experience in general construction engineering/management
Minimum of 5 years of project management experience
A "player-coach" who can both manage teams and get into the weeds when necessary.
In-depth knowledge of construction means and methods.
Thorough working knowledge of general construction materials, processes and systems
Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations
Proficient with a personal computer and familiar with Windows based applications such as Word, Excel, scheduling and job costing software
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations
The employee in this job must be knowledgeable about and follow the company's safety policies and procedures as described in the company safety manual
Successful management of complex projects ranging in value from $50 million to $100 million.
The position will be based in Fort Collins but requires travel throughout Colorado and Nebraska
