Maintenance Technician

Emphasis on Access Control Keys/Locks/Doors and Low Voltage Systems

Purpose of the Job

Perform a variety of journey-level tasks in the building trades to maintain and repair the district’s buildings, facilities and equipment. Although Maintenance Technicians working under this job description are expected to perform a variety of general maintenance and repair tasks as assigned, the emphasis will be on access control, keys, locks, doors and low voltage systems. The technician will travel between all district campuses and buildings.

Essential Job Functions

1. Repair and replace building structural systems, doors, windows, stairways, hardware and sheetrock.
2. Troubleshoot and repair facilities-related equipment. This includes, but is not limited to, custodial cleaning machines, tools, gates, carts, bleachers and appliances.
3. Prepare, prime and paint the interior and exterior surfaces of buildings, equipment and furnishings.
4. Repair and/or replace interior and exterior flooring, including exterior decks, ramps and railings.
5. Troubleshoot and repair roof and gutter systems.
6. Perform repairs and installation of plumbing systems, including fixtures, piping and drain/waste systems; work with materials such as steel , copper, plastic, brass, etc.
7. Read and interpret blueprints to analyze building systems and update existing blueprints as alterations and additions are made.
8. Adhere to departmental Standard Operating Procedures.
9. Make temporary repairs as needed to address safety or security hazards.
10. Perform planned and preventative maintenance, including minor repairs, inspection, servicing and documentation on various buildings, systems and equipment.
11. Perform basic electrical and controls troubleshooting.
12. Troubleshoot and repair fire alarm systems.
13. Oversee and maintain access control systems, including key and lock repair, installation and low voltage systems as assigned.
14. Serve as back-up for other facilities maintenance workers during absences, peak work periods and emergencies.
15. Perform other job-related duties as assigned.

Qualifications:

Education & Experience:

1. Four or more years of experience in repair and maintenance of commercial buildings, equipment, systems and furnishings, preferably in an educational environment.
2. Certifications or experience equivalent to two or more years in locks/access control and low voltage systems.

Knowledge Skills & Abilities:

1. Knowledge of safe practices, procedures and requirements relating to building trades.
2. Ability to work constructively within a diverse environment that includes district maintenance staff, administrators, teachers and students.
3. Ability to work with minimal direct supervision.
4. Good communications skills.

Licenses, Certificates & Special Requirements:

1. Valid Washington State driver license.
2. Ability to work at heights using ladders and various personnel lifts.
3. Position requires repetitive lifting of up to 50 lbs., climbing, crawling and the use of powered and hand-operated tools.
4. Forklift operations certification required within 12 months of hire.
5. EL 06 certification preferred.
6. NICET certification (required within 6 months of hire for low voltage emphasis position

Reporting Relationship:

Reports to the Director of Facilities and Maintenance or their designee.
