Reports to the Operations Manager and is responsible for supervising the work of heating, ventilation, air conditioning and refrigeration technicians engaged in installing, inspecting, testing and repairing refrigeration equipment, heating systems, air conditioning systems, related pipe, water treatment and all related equipment.
Principal Duties & Responsibilities:
Oversees & directs the work of licensed and unlicensed HVAC/Refrigeration technicians and apprentices engaged in installing, testing and repairing refrigeration equipment, heating systems, air conditioning systems and related piping systems.
Established priorities, prepare daily work schedules and assigns tasks to subordinates, ensuring efficient utilization of work hours and individual employee skills.
Oversees and evaluates the work of outside vendors.
Recommends, secures approval for and implements changes, additions, renovations and modifications to systems and equipment to enhance energy conservation and to improve system performance.
Interviews, recommends the hiring of, schedules, orients, trains, evaluates the work of, recommends discipline and when necessary discharges subordinates.
Oversees the seasonal start-ups and/or shutdowns of HVAC refrigeration systems.
Establishes priorities and oversees all major repairs to HVAC/refrigeration systems.
Responds to emergency situations as necessary and appropriate.
Works with water treatment vendors/staff to ensure proper care of the systems are being provide.
Keeps superiors informed of productivity and efficiency of units, regular work load staffing requirements with recommendations for additions and/or deletions as needed, training requirements.
Visits all work sites regularly to ensure work is progressing satisfactorily; provides technical assistance as necessary; ensures compliance with appropriate codes and d) inspects all completed work.
Estimates cost for equipment, supplies and so forth to complete department projects.
Prepares design plans for review by requester departments relative to work order (project) system. Reviews these plans with requester relative to design scope, costing, and scheduling.
Reviews the design of outside engineering and architectural consultants relative to the feasibility and impact on existing hospital mechanical and/or electrical systems. Make recommendations based on design review.
Participates in the development of new training programs in the HVAC shop.
Ensure compliance with all codes and regulating (i.e. building codes, fire codes, federal and state agency).
Oversee and implement all system shutdowns for the construction department, relative to new construction and renovations.
Perform other duties as assigned.
Qualifications:
Must be able to read, write and perform arithmetic calculations at a level generally acquired through a high school education; requires one year formal HVAC training which may occur following high school.
Requires Three years of HVAC/Refrigeration apprenticeship training.
Licensed in the Commonwealth of Massachusetts as a HVAC/Refrigeration technician.
Requires 8 to 10 years of direct maintenance experience with HVAC/Refrigeration system with at least 5 years of concurrent supervisory experience.
Skills and Abilities Required:
Requires interpersonal skills necessary to effectively manage a maintenance staff and maintain productive working relationships with other groups within the department. Must be able to clearly explain complex issues to hospital personnel outside the department.
Requires analytical skills to evaluate HVAC/Refrigeration and water treatment systems and to develop appropriate solutions to problems.
Requires physical ability to lift over seventy pounds. (Less than 15% of the time).
Requires knowledge of electric, electronic and pneumatic HVAC control supplies and equipment.
Requires knowledge of installation and repair of refrigeration equipment, and knowledge of testing electrical control system.
Must be able to read and interpret blueprints, diagrams and equipment specifications.
Works unsupervised and refers to higher management only on matters of exception for clarification of policies and procedures.
Failure to perform associated duties could significantly disrupt the operation of the Hospital.
Working Conditions:
Compliance with the Hospital and department rules on uniforms in addition to the Buildings & Grounds policy and procedure manual.
The use of safety equipment such as: respirators, safety glasses, safety shoes, etc. on specific job assignments.
a) Pass respirator clearance exam, b) along with compliance with Hospital's universal precaution rules.
Understand and practice patient confidentiality (HIPPA)
Understand and practice infection control through proper dust containment. Understand the use of the environmental containment booths.
Is subject to call any time for emergencies due to increment weather, special project or plant failure.
Works throughout the Hospital including roofs and equipment areas where there is occasionally exposure to extreme dust, dirt, heat, noise and occasionally outside elements.
Fiscal Responsibilities:
Ensures that all shop employees accounted for the time via IPad for charge-back purposes
