Key Job Responsibilities:Prospect land with residential development potential.Engage with land owners, vetting interest in selling and negotiating land purchase agreements.Take appointments with interested sellers who have qualified properties that have been prospected and vetted by our internal team to move them to an LOI and ultimately an executed PSA.Coordinate with legal to navigate complex land acquisition agreements negotiations.Assist in underwriting, due diligence and entitlements as necessary through closing..Maintain a relationship with the land owner full cycle.Supervisory Responsibilities:Management of the Acquisition Department. Carry out supervisory responsibilities in accordance with the companys policies and applicable laws. Involvement in the Interviewing, hiring, and training of employees within the department; Planning, assigning, and directing the work to the employees in the acquisition department. Responsible for performance feedback, employee rewards, disciplinary actions, addressing complaints and resolving problems within the department.Job Skills and Experience:5+ years of direct experience in land acquisition in the residential land development industry. MUST have previous, direct employment with a homebuilder/land developer (rather than hired to run a project through a real estate agency, consulting firm, or self-employed consultant). Previous experience managing an acquisition team.Excellent communication, negotiation, leadership, and problem-solving skills. High level of initiative, creativity, and adaptability.Strong ability to deal with complex and changing regulations, managing risks and uncertainties, and handling multiple projects and deadlines. Exemplifies a service mentality, sense of urgency, and incredible follow-up and follow through skills. Hungry, roll up your sleeves mentality with high energy and a driving personality.
