GENERAL SUMMARY: This position is responsible for service andpreventative maintenance of heating, refrigeration, and air conditioningequipment on the OSUIT campus.
PRINCIPALDUTIES AND RESPONSIBILITIES:
Plans and coordinates work including estimates, materials, work schedules for all academic, administration and residential areas on the OSUIT campus.
Install and build duct work.
Wire up controls on all types of mechanical systems.
Lubricate motors and bearings, change filters, belts and bearings, wash coils, etc.
Diagnose defects and troubleshoot all mechanical systems and make necessary repairs and or installation.
Responsible for documentation of all work performed including maintenance operation reports, expenditures, services requests, damage reports, warranty work and replacement needs. This will include the use of a computerized work order system.
Maintain documents and records for maintenance procedures and expenditures.
Maintain current on all work order documentation and supporting data as directed.
Works closely with the auction of surplus supplies.
Assists in campus snow/ice removal.
Assists in the moving of furniture and equipment among campus departments.
Requires some weekend work; weekday work schedule may vary with work performed and due to weather conditions.
Will provide support to other Physical Plant departments when needed.
Additional duties as assigned.

Minimum Qualifications:
High School diploma or GED required. Associate degree preferred.
Evidences a history of demonstrating ethical and professional behavior.
Two year minimum of Journeyman level operation, maintenance and repair experience in HVAC/Refrigeration trade.
Ability to work independently and multi-task effectively.
Ability to handle multiple work priorities simultaneously and work with minimal supervision in a highly self-motivated manner.
Must be able to lift and move up to 50 pounds.
With assistance, must be able to lift, transport, and move equipment and materials weighing several hundred pounds.
Must be proficient in standard practices of the HVAC/Refrigeration trade, including but not limited to the knowledge of applicable building codes, ordinances and regulations pertaining to HVAC, refrigeration and boilers; operation of air compressors and pneumatic controls; cooling tower and boiler water treatment.
Must be knowledgeable of health and safety regulations, including proper storage methods of equipment, materials and supplies.
Proficient in the materials, methods and tools used in the operation and repair of HVAC and refrigeration systems.
Knowledge of welding and soldering techniques.
Position requires that employee be able to stand, walk, kneel, crouch, bend, reach, and have use of all limbs.
Must be able to read and write and follow directives.
Ability to communicate effectively with a positive attitude.
Excellent listening skills and customer responsiveness are essential.
Must possess and maintain a valid Oklahoma driver's license (CDL preferred).
Must possess and maintain a valid Journeyman's license in HVAC as well as an EPA Refrigerant Handler's license.
Ability to work evenings and weekends.
Exposed to outside weather conditions, including extreme cold and heat.
Occasionally exposed to fumes or airborne particles, toxic or caustic chemicals and risk of electrical shock.
This position is classified as essential personnel, which may require attendance at work during inclement weather.
