Job Description:

Responsible for the supervision of employees who perform maintenance, repair, and inspections to all wooden, architectural, structure elements, and furnishings.   Ensures work is performed in a timely manner and within budget.   Lays out and sketches specifications for each project.   Handles any conflicts or problems with worked performed by employees.


Duties:



  • Responsible for monitoring time and material records for accuracy by completing material requisitions and job estimate sheets.   Develops worker assignment schedules.

  • Requisitions and accounts for disposition of all material and supplies for each project.

  • Inspects all facilities periodically and makes written recommendations of costs and completion of specific repairs or preventative maintenance activities.

  • Lays out and sketches specifications on blueprints, drawings, or diagrams for each project.  Ensures the correct tools and materials are used and safety procedures are followed.

  • Supervises and evaluates employee assignments and schedules.   Responsible for hiring, training, evaluating performance, reprimanding, and terminating employees.

  • Determines priority and importance of each project and schedules work assignments.

  • Responsible for assigning employees to remove snow and ice from sidewalks, streets, and parking areas.   Ensures the proper equipment and hand tools are used.

  • Conducts safety training to ensure department employees are aware of and adhere to the rules and regulations of proper use of equipment, tools, and materials.   Participates in educational activities and encourages employees to attend.

  • Performs various duties as needed to successfully fulfill the function of the position.

Required Education: High School Diploma or GED or Trade School Certification, AND:



  • 60 months carpentry experience of which 24 months experience should be in a lead or supervisory capacity.


Skills:



  • Advanced knowledge of materials and tools used for each project.

  • Advanced knowledge of required building codes and permits·       

  • Advanced knowledge of design techniques in order to create blueprints, drawings, and schematics·       

  • Advanced knowledge of principles and theory of the safe operation of all equipment·       

  • Ability to read more complex written procedures, specifications, and blueprints·      

  • Ability to estimate all costs of materials and labor needed to complete the job·     

  • Ability to manage time and prioritize·       

  • Ability to supervise.


Certifications:



  • Valid Oklahoma Driver's License in order to drive University vehicles or ability to obtain within 30 days from hire date.


Working Conditions:




  • Physical:

    • Climbing stairs and ladders.  

    • Frequent and repeated bending, stooping, and kneeling.  

    • Working with arms extended above head.  

    • Frequent lifting and carrying loads in excess of fifty pounds, up or down stairs.  

    • Repetitive wrist and arm movement.  

    • Frequent stress on the arms and back.




  • Environmental:

    • Exposure to extreme weather conditions.  

    • Regular exposure to dust, wood particles, and odors.  

    • Regular exposure to irritating noises and safety hazards.
