Home Innovation Research Labs seeks a skilled, hands-on Facilities Maintenance Supervisor. Under the direction of the COO, this position is responsible for our two residential construction research and product testing facilities, as well as over twenty acres of grounds in Prince George's County, Maryland. The Facilities Maintenance Supervisor is responsible for the ongoing preventive maintenance and repair work on facility mechanical, electrical, and other installed systems including fire and security.
The ideal candidate will demonstrate strong initiative and attention to detail and possess analytical and critical thinking skills, excellent communication skills, solution-oriented knowledge, and a collaborative attitude. The ideal candidate can work independently in a multitasking environment.
Requirements:
5+ years in general building or facilities maintenance
Vocational, technical, or high school diploma
Extensive knowledge of building systems such as HVAC, plumbing, and electrical.
Skilled in performing administrative tasks to maintain records related to work activities, purchase orders, and vendor contracts
Ability to traverse the property and facilities to diagnose issues and plan repairs or maintenance
Ability to perform essential duties and repairs when needed, which may include lifting to fifty pounds and sitting, bending, climbing, or standing for extended periods
Excellent judgment, analytical, problem-solving, and communication skills for troubleshooting and discussing maintenance issues
Strong interpersonal skills and ability to develop strong relationships with internal departments and outside vendors
Excellent time management and task-tracking skills
Skilled in Microsoft Office applications such as Excel and Word
Additional preferred set of skills:
Forklift operation and maintenance
Power tool operation
Basic Carpentry, electrical, plumbing, painting and landscaping skills
Responsibilities:
Perform facilities maintenance work involving HVAC, plumbing, and electrical repairs and building maintenance as skills allow.
Primary contact for facilities maintenance and repair activities, including responding to emergency calls relating to building maintenance issues.
Respond to and identify maintenance needs, define project scope, prepare/obtain cost estimates, and submit justification to management.
Schedule, track, and report on repair and maintenance activities; complete and maintain records.
Communicate with and oversee outside vendors and contractors, including preparing specifications for contracts, quotes, and proposals related to the service and repair of facilities and various equipment.
Conduct inspections, review work-in-progress, identify and resolve issues.
Report potential safety problems related to buildings.
Perform other related duties as assigned.
