RESPONSIBILITIES: • The Project Manager is responsible for the implementation and administration of real estate development projects and reports to the Vice President of Real Estate. • Prepare financial underwriting, and implement all tasks required to close on acquisition, construction and permanent financing for new and existing real estate developments. • Provide project management during construction: preparing requisitions and correspondence, keeping track of all expenditures and job meeting minutes provided by architect and coordinating all aspects of the project to move it to completion. • Coordinate with Apex's Construction team on projects where Apex is the GC and developer. • Prepare project timelines and budgets, relocation and marketing plans. • Coordinate efforts to reposition and refinance existing real estate developments • Coordinate major capital improvement for existing real estate developments, including the incorporation of sustainable real estate practices - improving energy efficiency and water conservation throughout APEX's portfolio. • Coordinate transactions with banks and other financial entities, governmental agencies, tenants, attorneys, title companies, architects and contractors as required. • Assist with the preparation of RFPs, RFQs and other subsidy applications • Assist with identification of new development sites and related predevelopment efforts. • Assist in compliance of APEX's properties with City agencies and Local Laws. • Assist in securing capital grants, rental assistance and property tax exemptions for APEX's portfolio of buildings. • Facilitate the transition of projects from development to property management after construction completion. • Collaborate with other departments including Construction and Accounting.
QUALIFICATIONS: • Bachelor's Degree with at least five years of housing development experience or related educational experience (i.e.: Master's in Urban Planning, Real Estate, Public Admin., etc.) • Skilled at financial underwriting and project management • Strong organizational and problem-solving skills • Strong interpersonal, verbal and written communication skills • Computer proficient: Excel, Microsoft Word, Powerpoint • Knowledge of government-funded programs a plus • Self-Starter
WORK ENVIRONMENT:
This job operates in a professional, fast-paced office environment and out on the field. This role routinely requires the use of standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
PHYSICAL DEMANDS:

While performing the duties of this job, the employee is required to do some light lifting and regularly stand, talk and hear. The employee frequently is required to travel to other facilities.
POSITION TYPE AND EXPECTED HOURS OF WORK:
This is a full-time position, and hours of work and days are Monday through Friday, 9:00 a.m. to 5:00 p.m. and as needed for early mornings, evenings and weekends. This is primarily an in-office position.
Travel is primarily local during the business day, although some out-of-the-area and overnight travel may be expected.
