The Land Acquisition Director works with the company's senior leadership, government officials, private property owners, and others to assist with the acquisition and development of new property for future projects, such as a single-family residential development.
Key Performance Indicators include the following. Other duties may be assigned.
Provide support in the research of new land acquisition opportunities and perform due diligence for new deals when applicable.
Review aerial maps, land software, speak with real estate agents, and other means to search for new land acquisition opportunities.
Review, analyze, and summarize all risks (i.e., environmental, political, entitlement, engineering, and/or development related) associated with new land acquisition and development deals.
Research and prepare new development pro forma drafts for approval.
Research and compile applicable entitlement and development impact fees.
Coordinate with municipalities, engineers, and trade partners as directed - throughout the entitlement, improvement plan design and approval, and development construction processes.
Coordinate and track the submittal of Tentative Tract Maps, Final Maps, and improvement plans.
Attend meetings with City and County staff as necessary.
Attend public hearings. Schedule and attend neighbor meetings.
Coordinate with City and County staff and engineers to ensure the project's required neighborhood meetings, Planning Commission meetings, and/or Council meetings move quickly and smoothly for Tentative and Final Map approvals.
Coordinate Final Map recordation at County Recorder's office.
Facilitate all necessary approvals and permits from applicable municipalities for construction.
Track development fee reimbursements from applicable municipalities.
Facilitate the bidding and contracting for development construction work.
Qualifications:
Bachelor's degree or equivalent in civil engineering, construction management, urban planning, or similar from an accredited four year college or university.
Strong understanding of civil engineering, urban planning, and land development.
Experience with real estate principles and land acquisition due diligence (i.e., review of ALTA survey, title documents, environmental reports, soil conditions, etc.)
