Our client a private real estate fund that offers unique alternative investment opportunities through the development, acquisition, and management of income-generating commercial real estate in growing locations across the United States, with a particular emphasis on the thriving Sun Belt cities.
Position Overview:
The Director of Acquisitions will lead the firm's efforts in sourcing, evaluating, and acquiring retail shopping centers. This role will be instrumental in driving the company's growth by identifying investment opportunities, negotiating deal terms, and managing the transaction process from inception to closing. The position will require travel to identify new opportunities, meet with stakeholders, and oversee deal execution across the company's target markets.
Key Responsibilities:
Sourcing & Deal Origination:
Proactively identify and source acquisition opportunities in the open shopping centers.
Build and maintain relationships with brokers, property owners, and other industry stakeholders to create a pipeline of potential deals.
Investment Analysis & Underwriting:
Conduct detailed financial modeling, underwriting, and due diligence for potential acquisitions.
Perform market and property-level analysis to assess risks, returns, and alignment with the company's investment criteria.
Prepare and present investment memos to senior leadership and investment committees.
Negotiation & Transaction Management:
Lead negotiations on purchase agreements and financing terms.
Manage the entire transaction process, including due diligence, deal structuring, and closing.
Collaborate with legal, finance, and development teams to ensure all aspects of the acquisition are executed effectively.
Strategy & Portfolio Management:
Work closely with senior leadership to develop and implement acquisition strategies that align with the firm's long-term growth objectives.
Monitor industry trends and dynamics, to identify emerging opportunities and threats.
Qualifications:
Bachelor's degree in real estate, finance, economics, or a related field (MBA preferred).
Minimum of 7-10 years of experience in real estate acquisitions, preferably with a focus on retail properties.
Demonstrated success in sourcing, underwriting, and closing complex real estate transactions.
Strong financial modeling and analytical skills, with expertise in ARGUS, Excel, and other industry-standard tools.
In-depth knowledge of retail real estate markets, trends, and fundamentals.
Excellent negotiation and communication skills, with the ability to build relationships with industry stakeholders.
Ability to manage multiple projects and transactions simultaneously while maintaining attention to detail.
