We are seeking a detail-oriented and motivated Director to lead BoxedUp Self Storage as we continue to expand our footprint and brand across the region. An ideal candidate will have previous self-storage experience, or related real estate operations experience and a strong interest in learning the fast-growing self-storage industry.
Responsibilities:
FMG's Director of Self Storage will be responsible for Boxed Up's strategic direction, company operations, and financial performance.
Develop and implement business strategies to ensure Boxed Up achieves its financial objectives. This includes assessing market trends, understanding the competitive landscape, and identifying growth opportunities.
Manage Boxed Up's Regional Manager - who oversees day-to-day management - and provide strategic management assistance for all other employees.
Develop strategies to increase tenant satisfaction and ensure that Boxed Up provides excellent customer service.
Oversee the financial performance of Boxed Up. This includes budgeting, forecasting, cash flow management, and ensuring that the business is financially viable and profitable.
Assist with budget preparation and financial forecasting. Perform basic financial analysis and create ad hoc financial reports as needed. Support the accounts payable and accounts receivable functions, including processing invoices, tracking payments, and resolving discrepancies.
Develop and implement effective marketing strategies to attract new customers and retain existing ones.
Attract, develop, and retain high-quality staff. This includes hiring, training, performance management, and ensuring a positive work environment.
Keep up-to-date with self storage industry trends and new technologies, and consider how these could be used to improve Boxed Up's occupancy and operations.
Identify areas of improvement in operations and develop plans to address them.
Perform periodic walk-throughs of facilities to ensure policies and procedures are up to standard.
Coordinate with vendors for repairs, maintenance, and landscaping. Direct Regional Manager in maintaining facilities, and certifying all operations adhere to relevant laws and regulations.
Understanding of accounting principles and financial reporting.
Proficiency in Microsoft Office Suite, particularly Excel, with the ability to create and manipulate spreadsheets.
Familiarity with self-storage management software (SiteLink) is a plus.
Excellent attention to detail and strong analytical skills.
Ability to work independently and as part of the First Midwest Group team.
Strong organizational skills with the ability to prioritize tasks and meet deadlines.
Effective communication skills, both written and verbal.
Authorization to work in the United States.
