Job Overview
The Assistant Superintendent is responsible for working alongside the Superintendent and managing the execution of the Woodside production system on-site, utilizing Theory of Constraints, Critical Chain Theory and Woodside Geographic Planned Production (GPP) as the core tenets of the system. Manages the quality of the daily construction work to ensure everything meets Woodside and Customer standards. Works as a critical part of the community team to deliver an outstanding Customer Experience. Utilizes the BuildPro scheduling system to ensure the Resource Planning Manager has accurate information about the start and completion of work on-site. Manages all municipal inspections, on-site adjustments, weather situations, etc. to ensure an even production pace. Ensure job sites are clean and safe. Manages on-site positive trade partner relationships.
Duties and Responsibilities:
1. Customer Experience
Provide a customer experience that builds confidence in Woodside Homes, exceeds expectations, and creates customers for life.
Along with Sales, provide weekly updates on construction status and resolve concerns, as applicable.
Participate in all construction touchpoints and delivering memorable moments.
2. Construction Quality
Inspect trade partner work daily to ensure it meets customer expectations, established quality standards, and local building codes.
Maintain Woodside Home's internal quality control program through in-line process inspections.
Ensure adherence to construction documents, scopes of work, and communicate plan changes.
3. Leadership
Lead talent development of assistant superintendents & laborers through mentorship.
Be a champion of Geographic Planned Production (GPP) methodology.
4. Construction Schedule & Budget
Monitor daily progress of construction activities for each home and provide timely communication to Resource Planning.
Provide accurate information to the Resource Planning Manager through Hyphen BuildPro scheduling system by providing updates when trade partners begin and complete work.
Ensure timely payment of trade partners for work completed through task completion & EPOs in BuildPro.
Create recordable to document trade partner schedule adherence, performance, quality concerns, etc.
Review budgets and monitor construction costs.
Coordinate with utility providers and municipalities to ensure timely inspections and meter sets.
5. Job Site Professionalism
Ensure jobsites are safe by ensuring all Woodside Homes personnel and trade partners follow safety standards (IIPP, OSHA, etc.)
Confirm Storm Water Pollution Prevention Plan ("SWPPP") compliance.
Ensure job sites are clean and organized at all times.
Work with the community team to assure models are maintained and that inventory homes ("Move-in Ready Collection") are clean and presentable.
Secure all elements of the job site.
6. Trade Partner Relationships
Communicate with trade partners and manage their performance.
Collaborate with the Resource Planning Manager to resolve unexpected delays, interruptions, and problems which arise during the construction process.
Achieve results through a non-employee workforce of trade partners while building strong trade relationships.
Education and Experience:
Background or field of study in construction or a related industry
2+ years of experience building homes
Previous or current experience managing a team
Demonstrated understanding of residential construction techniques and scheduling
Ability to balance multiple tasks and manage large volume of data
Meet deadlines without compromising quality or productivity
Familiarity with software scheduling tools
Ability to apply Theory of Constraints, Critical Chain Theory, and Lean principles to projects.
