We are seeking an experienced, detail-oriented, and highly motivated Project Manager to oversee the planning, execution, and completion of multifamily residential projects in the Fort Myers, FL area. The ideal candidate will have a strong background in construction management, experience in multifamily development, and a proven track record of delivering projects on time, within budget, and to the highest quality standards.
Key Responsibilities:
Project Planning & Coordination:
Lead the overall planning and coordination of multifamily construction projects from pre-construction through to completion.
Collaborate with architects, engineers, subcontractors, and other stakeholders to ensure design and construction align with project goals, budget, and schedule.
Develop and maintain detailed project schedules, ensuring key milestones are met.
Coordinate with local municipalities to ensure compliance with all permits, zoning requirements, and building codes.
Budget & Cost Management:
Prepare, manage, and track project budgets, ensuring projects stay within financial constraints.
Review and approve subcontractor invoices, change orders, and purchase orders.
Monitor and manage project costs to avoid cost overruns and ensure financial goals are met.
Team Leadership & Collaboration:
Manage and supervise on-site construction teams, subcontractors, and suppliers to ensure quality, safety, and schedule adherence.
Conduct regular site visits to ensure construction progress is on track and resolve any issues or delays.
Foster strong communication and collaboration between the project team, clients, architects, and other stakeholders.
Risk Management & Problem Solving:
Identify potential risks and challenges to project delivery and develop mitigation strategies.
Address and resolve issues such as scheduling conflicts, supply chain delays, contractor disputes, and safety concerns quickly and efficiently.
Quality Control & Safety:
Ensure that all construction work adheres to high standards of quality and safety.
Enforce compliance with safety protocols and regulations to maintain a safe work environment.
Perform quality assurance checks and inspections to ensure all deliverables meet or exceed client expectations.
Reporting & Documentation:
Provide regular updates and reports to senior management and stakeholders on project status, including schedule, budget, risks, and milestones.
Ensure accurate and timely project documentation, including contracts, change orders, RFIs, and daily reports.
Maintain detailed records of project performance, inspections, approvals, and correspondence.
Client Relations:
Serve as the main point of contact for clients, ensuring their needs are met and concerns are addressed.
Build and maintain strong relationships with clients, subcontractors, and key project stakeholders.
Qualifications:
Education: Bachelor's degree in Construction Management, Civil Engineering, or related field preferred.
Experience: Minimum of 5 years of experience in construction management, with a focus on multifamily residential projects.
Certifications: PMP (Project Management Professional), CCM (Certified Construction Manager), or equivalent certification is a plus.
Skills:
Proficient in project management software (e.g., Procore, Builder trend, MS Project).
Strong knowledge of construction practices, building codes, and local regulations.
Excellent leadership, communication, and interpersonal skills.
Ability to manage multiple projects and deadlines simultaneously.
Strong problem-solving and conflict-resolution abilities.
