Position Summary:
The Director of Property & Risk Management is key to supporting both restaurant operations and property development by managing legal, contractual, and compliance processes. This role oversees lease agreements, vendor contracts, risk management, and compliance to safeguard the company's interests. Focused on optimizing contract terms and legal compliance across all restaurant and development assets, this position requires expertise in contract negotiation, restaurant operational needs, and vendor relationship management.
Essential Responsibilities:
Lease and Contract Management: Oversee all lease agreements and service contracts to ensure they meet legal and operational standards for both restaurant and property development projects. Lead the contract review process, including redlining, to optimize terms and protect company interests.
Vendor Contract Oversight: Manage and track vendor contracts for restaurant operations, including food, equipment, and service agreements, to ensure compliance with legal standards, favorable terms, and alignment with operational needs.
Development and Operations Support: Partner with the restaurant operations and development teams on property acquisitions, expansions, renovations, and operational contracts. Ensure all projects align with regulatory standards and operational goals.
Risk Management and Compliance: Identify, assess, and mitigate legal risks associated with property development, restaurant operations, and vendor agreements. Develop and implement risk management strategies to ensure compliance with industry regulations, lease terms, and safety standards.
Insurance and Liability Oversight: Review and manage insurance policies across properties and restaurant operations to ensure adequate coverage for development and operational needs. Address any gaps in liability and adjust policies to protect the company's interests.
Document Preparation and Legal Compliance: Prepare, review, and maintain all legal documents related to real estate transactions, lease agreements, and vendor contracts. Ensure documentation adheres to regulatory standards and supports restaurant operational objectives.
Cross-Functional Communication: Act as the primary liaison with vendors, property owners, tenants, and regulatory agencies. Provide updates, clarify terms, and respond to questions regarding restaurant operations, lease terms, and contract compliance.
Financial and Legal Reporting: Generate and interpret reports on legal compliance, contract performance, and risk factors for restaurant and property development projects, providing insights to support strategic decision-making.
Market and Legal Research: Stay informed of restaurant industry regulations, vendor contract standards, and property development laws. Advise on best practices and emerging trends relevant to restaurant operations and real estate management.
Manages client relations and acts as liaison with other disciplines and departments to establish and maintain collaborative working relationships.
Demonstrates a positive, professional and client-oriented attitude about the company with coworkers, clients and the public whether contact is by mail, telephone or in person.
Manages administration of aviation assets including tracking, maintenance, and usage.
Performs other duties and projects as directed by the CEO, CFO or President of Restaurants.
Education/Experience:
Associate's degree in paralegal studies is required
Certification: Paralegal certification from an accredited program, such as those approved by the American Bar Association (ABA), is preferred.
Bachelor's Degree (Legal Studies, Paralegal Studies, Real Estate, Property Management, or other related degree) preferred
Experience in commercial property management/real estate is preferred.
Experience in retail, hospitality, or other customer-facing industries is a plus.
3 years of experience demonstrating strong knowledge of leasing processes both locally and nationally, with ability to analyze, summarize, and report findings
Proven track record of managing large portfolios of properties, including capital projects and renovations.
Strong knowledge of building systems, maintenance protocols, and regulatory requirements.
Ability to develop and manage budgets effectively.
Leadership experience with a strong ability to influence and drive results.
Required Skills:
Strong paralegal or legal experience with contracts is required.
Expertise in lease negotiation, contract redlining, and legal compliance in vendor contracts and property agreements.
High level of accuracy in reviewing and preparing legal documents.
Strong proficiency in identifying suppliers/sources, securing bids, evaluating quote information, negotiating prices and terms and selecting vendors
Exceptional organizational skills to manage multiple tasks and maintain detailed records.
Excellent negotiation, communication, and project management skills.
Computer-proficient with strong experience with Word, Excel, Outlook, and PowerPoint programs
Excellent hospitality and teamwork skills
Ability to multi-task (prioritize crisis, problems, and needs)
Ability to speak clearly and listen attentively to other employees and managers
Ability to read and/or follow written and verbal instructions and implement the same
Ability to apply common sense understanding to carry out instructions
Ability to understand policies and procedures and to implement and enforce the same
