The Project Manager for luxury custom home construction is responsible for overseeing the construction process from the ground up for high-end, custom-built residences. This position ensures that all aspects of the project-ranging from site preparation to final inspections-are executed to the highest quality standards, within budget, and on schedule. The Project Manager will work closely with architects, designers, contractors, subcontractors, and clients to ensure that each project meets the client's vision and expectations.

Key Responsibilities:
Project Oversight & Site Management:
Supervise and manage the daily operations of luxury custom home construction sites.
Ensure all work is being performed in accordance with architectural plans, specifications, and local building codes.
Oversee the scheduling of work and ensure that the project progresses on time and within budget.
Act as the primary point of contact for all subcontractors, suppliers, and on-site personnel.
Conduct daily site inspections to ensure quality control and the safety of the construction site.
Quality Assurance:
Maintain the highest standards of construction quality and craftsmanship.
Conduct quality control inspections at key milestones (e.g., foundation, framing, finishing) to ensure compliance with plans and specifications.
Address and resolve any issues related to the quality of materials, workmanship, or design.
Subcontractor Coordination:
Coordinate and supervise subcontractors, ensuring that their work is completed on time, meets standards, and adheres to the project's specifications.
Monitor subcontractor performance, ensuring they follow safety protocols, and provide feedback or corrective actions when necessary.
Facilitate communication between subcontractors, designers, and architects to resolve any issues that arise during the construction process.
Client & Stakeholder Communication:
Maintain open communication with clients, project managers, architects, and designers throughout the construction process.
Ensure that client expectations are met, particularly for custom design features, finishes, and other luxury specifications.
Attend regular project meetings with the project manager, client, and other stakeholders to provide updates on project progress.
Budget & Resource Management:
Work with the project manager to ensure that the project stays within the approved budget and timeline.
Manage and monitor project costs related to labor, materials, and subcontractors.
Assist in ordering and sourcing premium materials required for luxury homes, ensuring timely delivery to the site.
Safety & Compliance:
Enforce strict adherence to OSHA safety standards and building codes on-site.
Maintain a safe working environment for all workers, subcontractors, and visitors.
Ensure all necessary permits are obtained, and inspections are scheduled and passed in a timely manner.
Problem Solving & Issue Resolution:
Address any construction-related challenges or issues that arise on-site, including design changes, material delays, and unexpected site conditions.
Ensure that any issues with the timeline, quality, or budget are promptly addressed and resolved to minimize disruptions.
Project Closeout:
Oversee final inspections and walk-throughs with clients, architects, and designers to ensure the home meets all agreed-upon specifications.
Ensure the completion of all punch list items prior to project handover.
Facilitate the turnover of the property to the client, ensuring that all documentation (e.g., warranties, maintenance guides) is provided.
