Daily Operations: Supervise and manage the day-to-day activities of staff teams on assigned projects.
Project Administration: Initiate, review, and oversee project documentation to prevent claims and protect the interests of the company and clients.
Contract Management: Ensure timely securing, reviewing, processing, and execution of contract agreements.
Budget Management: Review, edit, finalize, and distribute project budgets.
Pre-Construction Meetings: Conduct turnover meetings for all assigned projects.
Permits and Licenses: Ensure required permits and licenses are obtained and posted.
Project Scheduling: Initiate, monitor, and update project schedules.
Procurement Coordination: Coordinate procurement of materials and equipment with the purchasing agent, focusing on meeting or improving schedule dates and budget costs.
Subcontract Management: Negotiate, prepare, process, and execute subcontract agreements.
Submittal Management: Ensure submittal reviews, processing, approvals, and maintenance of submittal logs.
Billing Management: Develop, submit, and obtain approval for billing schedules of values.
Cash Position: Maintain an over-billed cash position and request retention release bill-down/payments.
Payment Collection: Collect payments, progress billing, and retention receivables on or before due dates.
Change Orders: Price, negotiate, and process change conditions and change order work.
Staffing: Ensure projects are properly staffed with appropriate field forces, including labor resource loading and productivity.
Tools and Equipment: Oversee tools and rental equipment use, ensuring unnecessary items are returned immediately.
Financial Performance: Responsible for the overall financial performance of all assigned projects, including cost control, management, and forecasting.
Monthly Valuations: Prepare and submit all required project monthly contract valuations accurately and on time.
Invoice Processing: Review, approve, and process all subcontractor and supplier invoices.
Meetings: Attend monthly project management meetings and respond to any questions related to assigned projects. Conduct regularly scheduled project staff meetings.
