Position Overview:

The firm seeks an experienced Director of Development to join their Columbus office. This role involves spearheading the development of high-value projects across the residential sector. Reporting directly to senior leadership, the Director of Development will take charge of multiple projects at varying stages, ensuring delivery aligns with financial, operational, and strategic objectives.

Key Responsibilities:

- Collaborate with the acquisitions team to evaluate and execute new development opportunities in the Central Ohio market.

- Conduct site evaluations, recommending selections based on zoning, site potential, and resource availability.

- Oversee the repositioning of existing assets, including developing capital plans to maximize value.

- Prepare preliminary budgets, schedules, and feasibility analyses to secure equity and funding approval.

- Manage entitlement processes, regulatory approvals, and community engagement.

- Assemble and lead project teams, including architects, engineers, contractors, and consultants, ensuring alignment with project goals.

- Supervise project design and construction phases, securing necessary permits and ensuring smooth handover to property management teams.

- Provide comprehensive reporting to equity partners and stakeholders, ensuring clarity and transparency throughout the project lifecycle.

- Monitor relevant legislation, zoning changes, and market trends to proactively address potential impacts on projects.

Qualifications:

- Minimum 5 years of residential real estate development experience. Experience with single-family developments is highly desirable.

- Proven ability to manage all phases of the development process, from site selection through to stabilization.

- Strong financial acumen, including familiarity with underwriting, financing structures, and financial modeling for development projects.

- Skilled in navigating complex entitlement processes and securing necessary approvals.

- Excellent relationship-building abilities, with an established network in the Central Ohio market spanning brokers, city officials, contractors, and consultants.

- Effective communicator capable of adapting messaging for diverse stakeholders, from tenants to joint venture partners.

- Bachelor's degree in Real Estate, Civil Engineering, Finance, or related fields; an advanced degree in a relevant discipline is preferred.
