Develop feasibility and option budgets for site pursuits and land purchase offers, working with limited diligence, site survey, and permitting information.
Create conceptual estimates for project pro forma budgets to assess project viability nationwide.
Collaborate with the project team throughout the design phase to forecast, monitor, and control project costs.
Advise on alternative design and building systems to maintain budget targets.
Assist the construction project management team with project buyout, including developing scopes, bid packages, analyzing bids, and negotiating with subcontractors.
Establish the guaranteed maximum price (GMP) budget.
Maintain Master Exhibit B Scopes of Work for bidding and contracting trades, and create 'scope of work' templates for the industrial division.
Assemble comprehensive request for proposal packages for third-party general contractors and evaluate their proposals against budget.
Maintain subcontractor databases and establish relationships with key subcontractors in target markets.

Qualifications:
Minimum 8 years of experience in construction, with a strong background in industrial projects.
Estimating experience is mandatory; project management experience is a plus due to the preconstruction nature of the role.
Compensation:
Base salary of $150k.
Eligibility to participate in the Estimating/Construction Bonus Program.
