My client are a succesful general contractor who have undertaken significant growth since their initial inception.
One of their key focuses is within the Multi-Family sector where they work on large scale projects of 250 units+.
They are currently looking for a Project Manager for a large scale wood frame project in Sarasota.
Key Responsibilities:
Project Execution:
Prioritize work efficiency for all trades.
Document and communicate logic revisions in monthly updates to the Owner, Architect, and Subcontractors.
Cultivate strong relationships with subcontractors, vendors, and other stakeholders.
Conduct weekly job meetings to review project progress, safety concerns, submittal status, RFI responses, and other pertinent issues.
Prepare timely monthly billings based on subcontractor invoices, seeking approval from the Architect or Owner before submission.
Generate comprehensive monthly status reports for the Owner, including project narratives, updated schedules, submittal lists, RFI logs, and change order logs.
Initiate and manage change order requests, reviewing changes and subcontractor responses for accuracy before submission to the Owner.
Develop monthly cost forecasts, considering general conditions and open scope items.
Support Superintendents in material procurement and workforce allocation.
Resolve issues with subcontractors promptly and efficiently.
Collaborate with the Superintendent to create detailed project closeout checklists and expedite quality project turnover.
Team Management:
Evaluate and mentor Assistant Project Managers and Project Engineers to foster professional growth.
Stay current with industry trends and best practices through professional development activities.
Complete required corporate training programs.
Qualifications:
Minimum of 4 years of relevant project management experience.
Proven track record in delivering projects of similar size and complexity.
Strong communication skills, both verbal and written.
Professional demeanor and presentation skills.
Ability to work independently and collaboratively, demonstrating strong judgment and problem-solving skills.
Exceptional organizational and time management abilities.
Advanced proficiency in MS Office Suite and project management software (e.g., Sage, Procore, MS Project).
