Job Title: Project Manager

Location: Manhattan, New York

Salary: $135,000

Key Responsibilities:

Project Planning & Scheduling:
  • Lead the planning, coordination, and execution of all phases of construction projects, from pre-construction through closeout.
  • Develop and maintain comprehensive project timelines and schedules, ensuring timely completion of all project milestones.
  • Work with architects, engineers, and other stakeholders during pre-construction to finalize project scope, specifications, and deliverables.

Budget & Cost Control:
  • Create and manage project budgets, ensuring that all projects are completed within financial limits.
  • Oversee procurement and subcontractor selection, negotiating contracts, and managing change orders to maintain cost efficiency.
  • Monitor ongoing costs and project financials, providing accurate forecasting and cost reporting to senior management.

Quality Control & Safety Compliance:
  • Ensure that all work meets industry standards, project specifications, and local building codes.
  • Conduct regular site inspections to ensure safety protocols are followed and all OSHA requirements are met.
  • Collaborate with site superintendents and subcontractors to resolve issues and ensure work is completed to the highest quality standards.

Client & Stakeholder Management:
  • Serve as the primary point of contact for clients, architects, engineers, and consultants, maintaining strong relationships throughout the project lifecycle.
  • Lead regular project meetings with stakeholders to provide updates on progress, challenges, and upcoming tasks.
  • Proactively identify potential risks or delays, developing strategies to mitigate issues before they impact project timelines.

Team Leadership & Coordination:
  • Direct and manage project teams, including site superintendents, subcontractors, and support staff, ensuring alignment with project goals and objectives.
  • Foster a collaborative work environment that emphasizes communication, teamwork, and problem-solving.
  • Provide mentoring and leadership to junior staff, helping to build the next generation of project management talent.

Qualifications:
  • Minimum of 5+ years of experience as a Project Manager with a proven track record managing large-scale commercial, residential, or mixed-use construction projects.
  • Extensive knowledge of construction methods, materials, safety regulations, and building codes, especially within the New York City area.
  • Strong understanding of project management software such as Procore, Primavera P6, or MS Project, as well as proficiency with the MS Office Suite (Excel, Word, PowerPoint).
  • Excellent leadership, problem-solving, and communication skills, with the ability to manage multiple projects and deadlines simultaneously.
  • Ability to effectively manage complex logistics, coordination, and subcontractor relationships in a fast-paced urban environment.
  • Familiarity with NYC construction regulations, permitting processes, and experience with union and non-union labor environments is highly preferred.
  • PMP certification is a plus, but not required.
