About the Role

The Lead Estimator provides overall leadership and direction needed to perform quality estimates, through:

Responsibilities

Essential Duties and Responsibilities: Include but are not limited to the following. Other duties may be assigned.

Bid Leadership:

  • Provide overall leadership to assigned bid(s) that ensures bid(s) are under control with no emergencies, proactive with coverage follow-up, hold estimators accountable for coverage results, and set appropriate bid(s) strategy that creates a sense of thoroughness and urgency to win the opportunity.
  • Confer with chief estimator to outline work plan, assigned duties, responsibilities, and scope of authority per estimate; complete Lead Estimator Checklist.
  • Assist in coordinating activities of estimators to ensure project progresses on schedule and with prescribed coverage of all trades.
  • Attend job walks and pre-bid conferences concerning contract requirements, job conditions, competition and/or any other issues or risk associated with the project.
  • Confer with project leaders and superintendents to obtain and/or provide technical advice and to help prepare bids.

Estimates:
  • Provide leadership and support needed to perform multiple, quality estimates that are accurate and within the time constraints.
  • Analyze, read, interpret and understand plans, specifications, construction cost data and other contract documents to identify and quantify scope, risk and opportunities.
  • Identify project trades, vendors, and subcontractors, and use CCSI subcontractor database for identification and solicitation of the most competitive, qualified subcontractors and vendors per trade.
  • Prepare and submit for review detailed work breakdown structures (wbs) per trade covering total scope of work per trade that include correct amount of detail vs. the trade and project.
  • When closing folders, analyze subcontractor qualifications and identify discrepancies between subcontractor bid vs. plans and specifications.
  • Consult and negotiate with vendors and subcontractors concerning scope coverage, gaps, cost and problem resolution issues.

Coverage -
  • Ensure adequate coverage (defined as a min. of 3 bids per trade) is secured, per major trade.
  • Recognize the appropriate sub for the project type, location, and size.
  • Hold subcontractors accountable for submitting bids and follow up with subcontractors that fail to submit bids.
  • No scope gaps, misses, or double-ups.
  • Oversee the preparation and tracking of Historical Cost data on each project.
  • Continually review CCSI subcontractor database with modifications and updates to improve our database content.

Education and/or experience:
  • Bachelor's degree (BA/BS) from four-year college or university; in Civil Engineering or Construction Management, or Architecture, and 5-7 years of practical experience in estimating or preconstruction for a General Contractor.
  • Or commensurate years related experience and/or training; or equivalent combination of education and experience

Preferred Skills

Skills & Abilities:

Excellent oral and written skills required. Excellent computer skills and familiarity with Microsoft Office suite programs, particularly EXCEL.

Knowledge of MPP and/or Primavera schedule desirable.

Highly motivated and takes initiative.

Ability to demonstrate effective communication skills including active listening with subcontractors, client, architects and peers.

Ability to read, analyze, and interpret construction related documents.

Strong knowledge of design, contracts, contract management, and cost management principles and practices.

Clear understanding of integrated design and construction schedules.

Ability to lead a collaborative design process with various stakeholders.

Strong relationship-management skills.

Self-motivated, organized team player with ability to manage work priorities in a fast-paced environment.

Ability to develop and maintain a collaborative, creative work environment and influence others.

Appreciation and understanding of Company's business model, principles and processes.

Pay range and compensation package

The salary range is up to $175,000.00 annually with bonus potential. In addition to salary, see the following:

  • Paid Vacation - You can accrue up to 3 weeks (120 hours) of paid vacation time in a year.
  • Paid Sick Leave - When you start, the Company "deposits" 5 days (40 hours) of paid sick time into your sick bank. It resets to 40 hours on January 1 of the following year.
