HERE'S WHAT YOU'LL DO AS A DEVELOPMENT MANAGER

Lead and manage entitlement work, scheduling, and coordination of team members on industrial construction and business park development projects, to ensure smooth land development and timely vertical construction. Ensure all projects start on time by engaging and managing the process with the Briohn team, our consultants, partners, clients and municipalities.

At initial project discovery:
  • Perform high-level desktop research, consult planners, and relay information to the project team.
  • Conduct preliminary site and infrastructure analysis.
  • Collaborate with municipal planning and engineering departments to determine site development requirements.
  • Engage with municipalities to gain initial project support.
  • Lead negotiations and implementation of TIF and other project financing incentives.
  • Review zoning, land use, overlay districts, wetlands, floodplain, and topography.

Throughout the course of entitlement work and due diligence:
  • Develop project schedules with the team:
  • Entitlement schedule: from preconstruction agreement to groundbreaking.
  • Design submittal schedule: coordinate with Briohn Design Group and its consultants for required design submittals and cadence.
  • Coordinate with the construction schedule from groundbreaking to occupancy.
  • Manage external consultants (survey, civil, landscape, geotechnical, etc.).
  • Draft RFP's, review proposals, assemble agreements, and manage review and approval by VP of Architecture & project team, and process signatures via DocuSign.

Throughout project approvals and construction permitting:
  • Manage municipal submittals:
  • Understand application requirements, complete applications, coordinate with the design team, and ensure timely submittals.
  • Assemble and deliver final submittal packages.
  • Schedule, compile, submit, and manage permit applications to various agencies, ensuring regulatory compliance.
  • Serve as the primary contact for all permit-related submittals for BDG and BBC.
  • Includes Plan Commission submittals, zoning permits, erosion control permits, building permits, FAA submittals, TIA coordination, WDNR submittals, CSM document recording, Phase 1 ESA coordination, soil borings, etc.
  • Maintain regular, informal check-ins with municipalities.
  • Support Briohn Land Development projects with:
  • Due Diligence
  • Land Offer to Purchase Contract Negotiations
  • Lead the effort for 100% Start on Time for all of Briohn's projects.

HERE'S WHAT WE ARE LOOKING FOR

  • Minimum of 10 years' experience in construction/real estate, land development, entitlements, and site planning.
  • Bachelor's degree required.
  • Self-starter with the ability to work independently.
  • Strong relationship skills.
  • Highly-organized mindset with a focus on details and deadlines.
