SUMMARY
The Loan Documentation Specialist is responsible for preparing loan documentation in accordance with the loan approval. Ensure that the documents requested comply with bank policy and that the document request package and/or executed document package are complete to minimize the risk of loss to the bank. Ensure the timely disposition and control of legal documentation, collateral and documentation records in a manner that complies with bank policy and minimizes the risk of loss to the bank. Maintain the integrity of all information related to the documentation process for privacy, reporting and audit purposes.
Ensures compliance with established Company policies and procedures. Demonstrates knowledge of, adherence to, monitoring and responsibility for compliance with state and federal regulations and laws as they pertain to this position including but not limited to the following: Regulation Z (Truth in Lending Act), Regulation B (Equal Credit Opportunity Act), Home Mortgage Disclosure Act, Real Estate Settlement Procedures Act, Fair Credit Reporting Act, Bank Secrecy Act in conjunction with the USA PATRIOT Act, Anti-Money Laundering and Customer Information Program, Right to Financial Privacy Act (state and federal) and Community Reinvestment Act.
REQUIRED DUTIES
1. Reviews loan document requests for completeness and accuracy to prevent costly revisions and negative customer impact.
2. Ensures the correct types of documents are prepared in accordance with the loan approved and the approval level complies with the credit authority matrix.
3. Ensures the borrower/guarantor entity documents match the approved credit risk document to ensure that the legally binding loan documents are addressed to the proper borrower/guarantor.
4. Reviews the loan terms and conditions are properly captured in the document to clearly communicate the customer’s obligation to the bank.
5. Ensures collateral is perfected in accordance with the credit approval collateral (i.e. deed of trust UCC financing statement, certification of titles, and assignment of life insurance.
6. Prepares escrow and title closing instructions
7. Coordinates with title companies and escrow companies to ensure timely real estate transaction closing.
8. Reviews preliminary title reports, escrow documents & UCC pre-searches to identify if there are any outstanding taxes, liens, judgements, etc.
9. Responsible for loan documentation preparation; monitors compliance with state and federal laws and regulations and the Company’s lending policies and procedures.
10. Obtains and follow-up on post-closing supporting documents.
11. Performs credit and public record information searches.
12. Maintains updated information in all necessary tracking systems to ensure that accurate statuses are communicated to internal parties and that all pending items are resolved in a timely manner.
13. Ensures the timely completion of all loan documentation requests.

MINIMUM REQUIREMENTS
These specifications are general guidelines based on the minimum experience normally considered essential to the satisfactory performance of this position. The requirements listed below are representative of the knowledge, skill and/or ability required to perform the position in a satisfactory manner. • High School Diploma or a minimum of 3+ years of related experience and/or training; Bachelor’s degree preferred. Work related experience should consist of loan documentation background. Educational experience, through in-house training sessions, formal school or financial industry related curriculum, should be business or financial industry related:
o Commercial (including revolving/non-revolving lines of credit, term loans, construction loans, documentary/standby letters of credit, SBA/government guaranteed loans), consumer and real estate loan documentation preparation
• Knowledge of residential, commercial and consumer loan documentation requirements.
• Proficient in D+H LaserPro Documentation preparation software.
• Experience with Fiserv loan accounting system is a plus.
• Proficient understanding of all documents required for all borrowing entities and ability to assess if the legal documents drawn cover all necessary terms and conditions appropriate for the approved credit product.
• Basic skills in computer terminal and personal computer operation, mainframe computer system, word processing, typing and spreadsheet software programs to meet the needs of the position.
• Basic math skills; ability to calculate interest, commissions, proportions, and percentages; balance accounts; add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals; locate routine mathematical errors; compute rate, ratio and percent, including the drafting and interpretation of bar graphs.
• Exceptional verbal, written and interpersonal communication skills, with the ability to apply common sense to carry out instructions and instruct others, train personnel, write reports, correspondence and procedures, and speak clearly to customers and employees.
• Ability to deal with complex problems involving multiple facets and variables in non-standardized situations.
• Ability to work with no supervision while performing duties.
Pay $37,000 - $55,000 per year. The salary reflects the full salary range for this position. Individual placement within the range is based on the candidate’s current experience, education, skills, and abilities related to the position. Successful candidates typically begin up from the beginning to mid-point of the salary range. Successful candidates may be eligible for [bonus/stock/commissions/incentives] at the Company’s sole discretion.
