The Senior Project Manager will oversee the Project Management team, including Project Managers and Assistant Project Managers. The Senior Project Manager will also be responsible for the planning, coordination, and control of their assigned projects from project turnover to the time of completion.
The Senior Project Manager is responsible for ensuring that the client's requirements regarding functionality and standards are met. They are responsible for ensuring that the project is completed successfully, on schedule, and within budget.
The primary responsibilities of the Senior Project Manager include people management, project planning, cost management, time management, quality control, safety supervision, and contract administration.
Essential Duties include, but are not limited to:
Oversee the project from pre-construction turnover through the warranty period of the project
Plan and document project objectives, overseeing the schedule, managing meetings with owners, and site personnel
Submittal and shop drawing management
Change order management
Schedule Management (create, update, and track)
Budget management and updates
Track budget to review material and labor costs
Ensuring performance requirements are met
Project site visits as needed
Ensure the project moves according to the schedule
Ensure optimal utilization of resources (labor, materials, and equipment)
Maintain adherence to the budgetary guidelines
Maintain quality and safety standards
The Senior PM is responsible for authorizing payments to suppliers & subcontractors
The Senior PM is responsible for creating pay applications & submitting them promptly. Pay application management is determined by the Schedule of Values
Coordinate and communicate project objectives with subcontractors, suppliers, and project owners (any project shareholder)
Maintain a professional relationship and work closely with the project shareholders (owner, architect, construction manager, etc.)
Monitor the progress of the project on a regular basis and hold meetings as needed
The Senior Project Manager is responsible for project close out and completing all project documents
Punch list management
Maintaining warranties and manuals, as well as warranty management
All other duties as assigned
Secondary Functions
Assist superintendent in selecting required personnel and managing labor requests
Material takeoffs and ordering
Assist in the procurement of subcontractors and suppliers as needed
Coordination meeting attendance as required
Assist on job site when necessary
