Job Description:

The Facilities Maintenance Technician II performs a variety of duties in support of maintenance and repair of facilities and grounds. The incumbent performs a variety of skilled facility trade duties including HVAC maintenance repair and replacement, carpentry, remodeling, painting, plumbing, electrical, roofing, and a variety of other building maintenance work, using a variety of hand, power, and shop tools.


ESSENTIAL DUTIES AND RESPONSIBILITIES



  • Maintains, repairs, and replaces HVAC systems.

  • Diagnoses and makes minor repairs on electrical components.

  • Performs building maintenance duties such as painting, repairs and replaces doorknobs or locks, repairs door closures, repairs and patches holes in walls, and general drywall installation.

  • Performs facilities maintenance duties such as snow removal and deicing from sidewalks and parking lots.

  • Performs routine plumbing repairs such as unclogging toilets, sinks and urinals, fixing water leaks, leaking faucets, and water fountains.

  • Performs routine electrical repairs such as changing light bulbs or fluorescent lamps and assists in repairing ballast and light fixtures.

  • Performs framing, rough and finish carpentry to erect small structures, partitions interior spaces, frames and trims doors and windows, builds or repairs floors, hangs, repairs, and replaces doors and associated mechanisms including hinges, locks, and dead bolts.

  • Provides advice for the purchases of supplies, equipment, and materials necessary to complete projects.

  • Assembles and moves furniture, hangs pictures and bulletin boards, moves and sets up tables and chairs.

  • Enters completed work order information into CMMS daily.

  • Tests and tracks operational readiness of the fire sprinkler systems (weekly and monthly checks).

  • Assists outside trades personnel when work assignments require additional resources and as directed by management.

  • Conducts oneself in accordance with Company’s Core Values.

  • Other duties as assigned, including special projects to complete work orders.


 


 MINIMUM QUALIFICATIONS AND EXPERIENCE



  • High School diploma or equivalent

  • Minimum of eight years’ facilities maintenance technician experience, or any equivalent combination of training and experience that clearly demonstrates your performance of the essential duties and responsibilities with an emphasis in HVAC

  • Knowledge of trades related to facilities maintenance and repair

  • HVAC experience and license preferred

  • Electrical component knowledge preferred

  • Knowledge of a variety of facilities maintenance procedures and techniques

  • Knowledge of machinery, equipment, and tools necessary for the maintenance and repair of commercial buildings

  • Knowledge of occupational hazards and safety precautions

  • Ability to perform on-call emergency service required

  • Skill in reading and following blueprints, equipment manuals and assembly instructions

  • Skill in using hand and power tools

  • Possesses a valid driver’s license and ability to maintain license to drive company vehicles

  • Ability to establish and maintain effective working relationships with those contacted in the course of work

  • Ability to communicate professionally and effectively verbally and in writing

  • Must meet International Traffic in Arms Regulations (ITAR) as a U.S. Person
