What you'll be doing:
In this role as a Property Manager, you will be responsible for clearing roadblocks and resolving issues related to the existing wireless network in Northern California and Nevada. The role focuses on prioritizing and managing your assigned tasks, ranging from payment inquiries, lease renewals and resolving access issues. Your day-to-day tasks include, but are not limited to, task management and tracking, performing lease due diligence, representing us in communications with landlords, escalating issues to management with recommendations included as needed, resolving payment inquiries (rent and utilities), and clearing access blocks.

You are well versed in telecommunications, enjoy problem solving and are customer oriented. You are a team player and can work collaboratively across internal teams (including Network Assurance, Construction, Legal and HQ) to ensure the smooth operations of the network America relies on in Northern California and Nevada. You are excellent with tapping into a variety of resources and tools to solve problems.
• Interpret and understand our policies and procedures and effectively communicate them to landlords.
• Identify, analyze, and resolve real estate and lease-related issues as needed.
• Successfully negotiate and work with all types of Landlords and their agents in order to preserve the Company's rights and meet the Company's contractual obligations.
• Identify and resolve network critical or site critical issues requiring immediate escalation to the Network leadership team.
Where you'll be working...
In this hybrid role, you'll have a defined work location that includes work from home and assigned office days set by your manager (Tues, Wed, Thurs). Will report to the Walnut Creek office.
MUST HAVE SKILLS:
• Bachelor's degree or at least three years of work experience.
• Four or more years of relevant work experience.
• Demonstrated ability to troubleshoot, analyze and solve problems.
• Demonstrated ability to take initiative and manage multiple competing priorities while consistently meeting deadlines.
• Knowledge of legal and financial terms and ability to read and interpret contracts.
• Experience with property rent payment & utility issues, handling difficult LL and working with Operations for access issues
• Excellent negotiation skills, interpersonal skills, oral/written communications skills, and organizational skills.
• Knowledge of software tools to track projects.
• Proficiency in using computers, including experience with relational and web-based database applications.
Even better if you have:
• Experience in using Qlik, Fuze HQRE, and Engie.
• Excellent problem-solving skills.
• Proven track record of meeting tight deadlines.
• Experience working with vendors on lease renewals and negotiations
• Knowledge of land use and zoning procedures, and real estate acquisition.
• Knowledge of local and regional zoning, planning, and environmental standards and
policies.
• Demonstrated ability to troubleshoot, analyze and solve problems.
