About the role:

We are currently seeking a Land Manager to join our Technical Services team at our Rawhide Mine (part of the North Complex). North Complex is composed of two surface coal mines located in Gillette, Wyoming (Rawhide & Caballo Mines). The mines produce high quality thermal coal that is loaded onto haul trucks and then shipped by rail. It has approximately 465 million tons of coal reserves.

Gillette is known as the energy capital of the nation. Just an hour's drive from Devils Tower National Monument, Gillette is close to scenery with its famed rolling hills and open plains. Pronghorn and big game hunting across Campbell County is some of the nation's best, and you can scout the area on a Wildlife Loop Tour.

Peabody's North Complex Mines have a safety-first culture and strive to have zero recordable MSHA injuries/incidents.

This position reports to the Vice President of Land and is responsible for the acquisition and/or leasing of surface land and coal reserves for active, closed and future operations at Peabody's Western U.S. operations. The position has the lead in all maintenance, renewal, relinquishment and other activities associated with state and federal land and coal leases. Responsibilities also include developing strategy and management of surplus properties. This position works closely with our existing operations in mine planning and resolution of disputes with local stakeholders. This position is also responsible for representing Peabody in private and public meetings with state and local governmental bodies and utility companies as necessary.

Duties will include:


  • Responsible for the strategy, negotiation and acquisition of properties necessary for existing and future coal mining operations in Wyoming, Colorado and New Mexico. Duties include negotiation with property owners, securing permission to drill, assistance in the preparation of mining permits and the negotiation of damage settlements.
  • Acquire easements, surface use agreements, and temporary use permits as needed.
  • Monitor and assure the compliance with lease and contract agreements by reviewing and monitoring lease and contract terms within the EA system as needed.
  • Prepare annual and 5 year budgets.
  • Responsible for ensuring compliance with corporate land policies and internal audit procedures, as well as regulatory compliance with federal agricultural agencies, EPA, state and local health departments, state environmental agencies and the negotiation of damage settlements.
  • Work closely with Operations and other Peabody support functions to develop strategic mining and acquisition plans.
  • Represent Peabody in private and public meetings with state and local governmental entities to negotiate or resolve public road, utility or other issues needed to facilitate mine plans.
  • Develop strategies and execute plans to maximize value of Peabody's surplus lands through leasing, sales, coordination with brokers or project development.
  • Coordinate the preparation of agreements and lease documents.
  • Conduct or coordinate all aspects of title research and title curative methods including courthouse records, title plants, and title affidavits. Conduct title research and/or oversee and manage same conducted by a contractor.
  • Develop and maintain effective working relationships with internal and external stakeholders.
  • Must have strong verbal and written communication skills and the ability to complete complex negotiations in public and private meetings.
  • Must be flexible with work schedule to represent Peabody in meetings during the day, evenings and weekends.
  • Other duties may be assigned as needed

About you:


  • 3-5 years' experience in federal energy or mineral leasing and/or Land agent role.
  • A real estate license is preferred but not required.
  • Ability to work in all types of weather conditions and at different times of day.
  • Ability to work a flexible schedule as required by business need.
  • Ability to work rotating shifts, weekends and overtime when required.
  • Ability to train others.

  • Must have the ability to perform office-related tasks which may include prolonged sitting or standing.
  • Must have the ability to move from place to place within an office environment.
  • Must be able to use a computer.
  • Must have the ability to communicate effectively.
  • Some positions may require occasional repetitive motion or movements of the wrists, hands, and/or fingers.
