JOB SUMMARY: The Facilities Manager performs all facility-related tasks to maintain all Tepeyac facilities, ensuring all properties are functioning properly and efficiently, including safety, cleanliness, and vendor relations. This includes responsibility of the maintenance, restoration, renovation, and upkeep of Tepeyac's buildings, mechanical systems, and grounds for all sites, including facility compliance audits, management of relationships with external contractors/subcontractors for additional maintenance work, processing of internal and external facility work orders, ordering/maintenance of cleaning/maintenance supplies, self-performing repairs, scheduling regular maintenance, etc. This position will provide exclusive routine facility services, maintenance and management to Tepeyac facilities while supporting the environment of care quality and standards.

PAY & BENEFITS:

The salary range for the Facilities Manager is $48,683-$60,588 annually, depending on years of experience.
ESSENTIAL DUTIES & RESPONSIBILITIES:
Perform and prioritize work orders for each building/client.
Ensure work orders are completed in a timely manner.
Update service tickets daily and perform daily reports using a computer/smart phone.
Maintain positive working relationships with Tepeyac staff and volunteers, responding to requests and issues in a timely, professional, and courteous manner.
Respond to various alarms and codes in accordance with organization protocols. Serve as a resource and subject authority to all staff regarding various response protocols.
Work closely with supervisor.
Remain familiar with alarm, security and emergency evacuation procedures.
Snow and ice removal when needed to ensure safety.
Perform misc. repairs to doors, hardware, ceiling, flooring, base, hand railing, etc.
Perform wall construction, sheetrock patching repair, and painting.
Perform light electrical repairs, to include changing ballasts, outlets, light bulbs, etc.
Perform light plumbing repairs, including, but not limited to clearing drains and repairing damaged piping.
Perform scheduled preventative maintenance routines and act as the first responder to various mechanical equipment to include RTU's, boilers, chillers, pumps, exhaust fans, cooling towers, air compressors, and water fountains.
Perform office cubicle relocates and rebuilds/assemblies, and equipment installations.
Perform daily building inspections/reports and perform general housekeeping to assist each facility with maintaining cleanliness.
Understand and follow security policies and expectations, maintain functionality of facility badge systems.
Perform duties located at roof areas, basements, equipment rooms, tunnels, crawl spaces and other minimally accessible areas, on a regular basis.
Obtain and deliver supplies and materials.
Perform overtime hours as needed, if applicable.
Perform custodial services, as necessary, in facilities areas.
OTHER DUTIES AND RESPONSIBILITIES:
Maintain company safety policies and procedures.
Knowledgeable of and compliant with all laws and regulations governing area of responsibility. Responsible for reporting any potentially non-compliant conduct.
Attend required internal meetings, trainings, and events.
Other duties and responsibilities as assigned.
EDUCATION AND EXPERIENCE:
Minimum Education & Minimum Experience:
Experience with healthcare related facility maintenance desired.
Minimum of 1-year commercial building experience.
HVAC experience preferred.
Valid Colorado Driver's license, dependable personal vehicle required for transportation between site locations, unless a vehicle is provided, and personal auto insurance.
KNOWLEDGE, SKILLS & ABILITIES:
Basic computer skills for managing ticketing software.
Ability to exercise sound judgment and make decisions quickly.
Ability to work flexible hours, including evenings, overtime (OT) and Saturdays as needed.
Ability to follow instructions on safe use of all hazardous equipment and chemicals.
Ability to perform tasks with the necessary equipment and appropriate tools in a safe and effective manner.
Ability to effectively pull trailer hitched equipment and flatbed trailers and operate machinery and tools.
Ability to follow all traffic laws, maintenance of a valid driver's license and auto insurance as required.
Ability to apply defense tactics, non-verbal communication skills and crisis intervention skills to mitigate, diffuse and/or control instances of escalated anxiety and unrest.
Ability to communicate clearly at all organizational levels.
Ability to plan, prioritize and organize work for maximum efficiency and effectiveness.
