We are seeking an experienced Construction Project Manager to oversee both commercial and residential construction projects. This role requires a hands-on approach, with the Project Manager based on-site from Monday to Friday during working hours to ensure projects are completed on time, within budget, and to the highest standards. The ideal candidate will have expertise in project planning, procurement, scheduling, and obtaining estimates to ensure project efficiency and cost-effectiveness.
Key Responsibilities:
Project Oversight:
Manage all aspects of commercial and residential construction projects, from site preparation to final completion.
Ensure projects comply with safety regulations, building codes, and contractual obligations.
Stay on the job site Monday to Friday during working hours to monitor progress and address challenges in real-time.
Estimating and Procurement:
Obtain and analyze detailed cost estimates for labor, materials, and equipment.
Orchestrate the bidding process, including competitive bidding, negotiating pricing, and tailoring scopes.
Oversee take-offs and material quantities to ensure accuracy and alignment with project specifications.
Manage the timely execution of subcontracts and purchase orders to support project schedules.
Drawings/Plans and Specifications:
Review construction drawings and ensure design teams incorporate recommendations.
Verify final plans align with project expectations and commitments.
Study and understand all construction documents to guide project execution.
Scheduling and Progress Monitoring:
Create and maintain project schedules, adjusting as needed during construction phases.
Monitor durations throughout construction and address scheduling issues with subcontractors.
Update schedules regularly and report changes to Ownership/Management monthly.
Submittals and Change Management:
Oversee the submittal and shop drawing process to ensure timely approvals.
Manage Requests for Information (RFI), Architect's Supplemental Instructions (ASI), and Change Orders (CO).
Prepare Owner-Contractor change orders for approval by the Architect and Owner.
On-Site Leadership and Coordination:
Conduct regular site inspections to ensure quality and adherence to project plans.
Coordinate with subcontractors, vendors, and team members to facilitate smooth execution.
Resolve on-site conflicts and challenges promptly to maintain progress.
Stakeholder Communication and Reporting:
Attend turnover meetings from pre-construction to construction operations to ensure seamless communication.
Conduct site visits for estimates, project commencement, and pay applications as required.
Maintain open communication with clients, architects, and team members to ensure alignment on project goals.
Qualifications:
Bachelor's degree in Construction Management, Civil Engineering, or a related field (preferred).
Proven experience managing commercial and residential construction projects, including obtaining and analyzing estimates, on-site leadership, and scheduling.
Proficiency in reviewing and interpreting construction documents, plans, and specifications.
Strong understanding of construction processes, materials, safety regulations, and financial management.
