POSITION SUMMARY

The Groundskeeper/Maintenance Technician (GMT) is responsible for the maintenance of all landscaping and outdoor common areas of the resort. The GMT is also responsible for maintaining the appearance and functionality of all units, buildings, and common areas throughout the property. This position is vital to guest satisfaction by providing general maintenance, responding to guest needs, performing preventative maintenance projects, and maintaining an overall pleasant appearance for our guests.

ESSENTIAL FUNCTIONS


  • Perform daily assignments and projects set by the department supervisor or Resort Management.

  • Perform general maintenance in guest units, buildings, pools, and common areas as assigned.

  • Will have a working knowledge of the use of hand tools and power tools, as well as for repairing and troubleshooting carpentry, plumbing, electric, and HVAC issues.

  • Maintain all outdoor trash receptacles, ash cans, and outdoor grills to ensure that debris is kept to a minimum at all times.

  • Clean and maintain all pools and pool decks at the resort. Ensure that all pools are operating properly and that the water condition is correctly balanced at all times.

  • Edge and mow grass regularly to prevent overgrowth. Perform daily blow-down of sidewalks and decking areas.

  • Maintain all flower beds, pulling and keeping weeds to a minimum. Maintain all other resort landscapes and outdoor common areas, which may include but is not limited to miniature golf courses and other guest activity areas. Maintain and water all potted plants on grounds and in pool areas.

  • Repair and install appliances as needed with minimal supervision.

  • Perform maintenance to plumbing such as pipes, drains, faucets, disposals, showers, tubs, etc.

  • Prevent and troubleshoot electrical issues on equipment, fixtures, outlets, and switches.

  • Inspect and perform preventative maintenance in units and resort areas to minimize a negative guest experience.

  • Reports, responds to, and repairs safety issues in guest units, buildings, pools, common areas, and equipment.

  • Prioritize work orders against daily assignments, keeping in constant contact with the department and/or the front desk to update jobs completed.

  • Maintain the appearance of the property by picking trash and debris, responding and mopping up spills, cleaning exterior fixtures, etc. on a daily basis.

  • Perform regular power washing of exterior areas of assigned grounds, buildings, or common areas.

  • Conduct daily maintenance checks on grounds equipment to ensure everything is in working order and good repair.

  • Responsible for snow removal and icing roadways as needed for guest/employee safety throughout the property.

  • Ensuring the walk path around the pond is cleared on a regular basis.

  • Maintain company vehicles, ensuring that they are operating properly and that routine maintenance is performed as needed.

  • Assist guests with special needs to ensure a positive vacation experience.

  • Work on projects with other departments on property as deemed by the General Manager.

POSITION QUALIFICATIONS/REQUIREMENTS

Education/Credentials


  • This position requires a high school diploma or GED

  • CPO and EPA Certification (or willing to obtain)

Experience


  • Operational knowledge of basic lawn equipment (mowers, weed eaters, blowers, etc.).

  • This position requires at least two years prior experience in a general maintenance position or equivalent technical training.

Other Requirements


  • Must possess a valid driver’s license.

The Groundskeeper/Maintenance Technician works both inside and outside in different weather conditions, which vary across locations. This position requires the regular use of hand tools and mechanical equipment that requires manual dexterity and that produces a loud noise. Hours may include nights, weekends, and holidays.
