This key real estate land entitlement and development professional will have a heavy entitlement focus and priority to:
Manage pre-acquisition activities related to project due diligence, entitlements, feasibility budgets, schedules, and plan review
Review site plans, civil design documents, improvement plans and preliminary plats for project coordination and accuracy
Review, analyze, and summarize all risks, related to environmental, political, entitlement, engineering, scheduling, budgetary, and development
Coordinate land planning, rezoning cases, and civil plan approvals with various municipalities, agencies, and utility authorities
Attend all public hearings, neighborhood meetings related to entitlement process
Review Purchase Agreements for necessary entitlement deal points and monitor compliance with terms
Determine availability of all utilities and associated fees
Oversee consultant teams (architects, landscape architects, civil engineers, geotechnical engineers, environmental consultants) for specific projects to ensure timely progression of entitlement process and quality work product
Assist with pre-construction meetings with subcontractors, governmental agencies, utility companies, and consultants in conjunction with land development team
Manage land entitlement and due diligence activities until site is shovel ready for construction
Qualifications:
Degree in civil engineering, landscape architecture or construction management preferred
The ideal candidate will have 4 to 6 years of site development construction management experience
Prior residential homebuilding experience or residential engineering experience working with homebuilder or land development clients
Must be able to read and interpret grading plans, blueprints, civil plans, landscape plans, etc
Ability to plan, organize, manage, and supervise activities of consulting team
Good written and verbal skills, detail oriented with good follow-up and follow-thru skills, good people skills and problem-solving skills are required
Ability to take initiative, be a self-starter, and advocate for projects
Must be analytical, a strong communicator, have a sense of urgency and an ability to communicate up through the management structure of market, region, etc.
Ability to read, analyze and interpret due diligence reports, municipal code, and legal documents
