The Development Specialist will play a key role in project execution of ground up and Re-use retail development projects. to ensure successful project delivery the Development Specialist will perform critical tasks as it relates to due diligence, design, entitlements and construction permitting.
Minimum Eligibility Requirements:
Bachelor's degree in a field related to real estate development (i.e. engineering, architecture, construction, finance, economics. (relevant experience can be substituted for the required education based on two calendar years of experience for one academic year of education.)
2 plus years of relevant experience required or an equivalent combination of education and experience sufficient to perform the essential functions of the job, as determined by the company
Proven problem-solving and team building skills.
Proficient use of MS office, including word, PowerPoint, MS project, and Outlook
Excellent verbal and written communication skills.
Exceptional organizational skills and ability to manage complex projects with multiple work phases.
Ability to work in compliance with company policies and procedures.
Ability to work established schedule and other hours as needed.
Must possess excellent customer service skills and work well under pressure.
Ability to multi-task, meet deadlines, and work in a fast-paced environment.
Strong knowledge and understanding of applicable laws, regulations and developments codes and guidelines
Detail oriented, ability to handle multiple tasks while meeting strict deadlines
Essential Job Functions:
Conduct site specific code research and document findings related to zoning, entitlements, permitting, site/building design requirements, utilities, development fees, site encumbrances etc.
Prepare preliminary project schedule and budget impacts for senior management review and consideration
Identify project scope of work and consultants for each retail project
Establish open and regular communication and key points of contact with all municipal and other regulatory staff involved in acceptance and approval of the development project
Entitlement and permit preparation, submittal and tracking (Applications, fees, supporting docs etc)
Coordinate city meeting, community meetings, public hearings, site visits etc, prepare presentation materials, mailers, handouts etc. (will require travel to projects within assigned regions)
manage the procurement of utilities for all new store projects including new service, existing service modifications and relocations
Assist in the day-to day management of multiple development projects in various phases of development
Key competencies in understanding city/county development codes, zoning regulations, use restrictions and overall design standards
Attend and participate in regularly scheduled project and team meetings
Manage and maintain internal databases
Create and maintain project tracking spreadsheet(s)and distribute to project team regularly
Working Conditions (travel & environment)
15% travel required including air and car travel.
While performing the duties of this job, the employee is occasionally exposed to a warehouse environment and moving vehicles. The noise level in the work environment is typically quiet to moderate.
PHYSICAL/SENSORY REQUIREMENTS
Sedentary Work - Ability to exert 10 - 20 pounds of force occasionally, and/or negligible amount of force frequently to lift, carry, push, pull or otherwise move objects. Sedentary work involves sitting most of the time, but may involve walking or standing for brief periods of time.
