The Opportunity
Intersection is seeking a motivated and detailed-oriented individual who is seeking a career in commercial real estate. This position provides a unique opportunity to be involved in all stages of the investment lifecycle, with a focus on acquisitions, asset management, and investor relations.
This position reports to Senior Associate and Asset Manager, with a direct interface with senior leadership. This role requires an in-person presence in Intersection's Downtown San Diego office.
Responsibilities
Acquisitions
Conduct financial modeling and underwriting of potential acquisitions utilizing Excel and ARGUS
Assist in market research and data analysis to identify opportunities for investment
Prepare detailed investment memorandums and presentation materials for internal committees and capital partners
Participate in due diligence processes, including third-party reports, reviewing operating statements, and other materials
Maintain acquisition pipeline trackers through active engagement with brokers and other market participants
Asset Management
Monitor the performance of existing assets within the portfolio, including financial metric analysis, tenant relations, and operational oversight
Support the execution of property business plans, including leasing strategies, capital improvement projects, and expense management
Collaborate with leasing, property management, and accounting teams to facilitate accurate and timely updates to property-level financials
Support the management of capital improvements, including the facilitation of loan draws
Support the processing of construction management and asset management fees
Maintain cash flow models and perform quarterly reforecasting utilizing Excel and ARGUS
Assist in monthly, quarterly, and annual financial reporting to capital partners and lenders
Investor Relations
Prepare and distribute investor reporting materials, including quarterly updates, capital calls, and distribution notices
Assist with investor communication and ad hoc requests
Prepare pitch decks, presentations, and marketing materials for existing and prospective investors
Assist in preparing internal and external investor relations materials in collaboration with the accounting team
Maintain and update the firm's investor portal, ensuring accurate and comprehensive information is available to investors
Qualifications
Strong financial modeling and analytical skills, with at least one year of hands on experience in ARGUS required
Bachelor's degree in Real Estate, Finance, Business, Economics, or a related field from a top-tier university
1-3 years of direct experience in commercial real estate, finance, or a related analytical role
Experience in Yardi and other real estate accounting platforms is preferred
Familiarity with real estate due diligence, including rent rolls, leases, contracts, and operating statements
Knowledge of West Coast industrial markets or experience with industrial assets is preferred
Excellent written and verbal communication skills, with the ability to create clear, concise, and compelling presentations
Willingness to travel occasionally to evaluate properties
Entrepreneurial and team-oriented mindset with a strong ability to adapt and collaborate across departments
Pay range and compensation package
Compensation is $70K + bonus + profit sharing
