OUR PROJECTS
We are a small and nimble team, specializing in building repositioning and adaptive reuse projects ranging from $2-30MM in value. Depending on the project size, Estimators are expected to own the full scope of project estimation for single or multiple concurrent projects in the Los Angeles metro area. Estimators are expected to maintain an in office presence, with job-site visits as needed.
JOB SUMMARY
The Estimator's primary responsibility is to accurately price projects. The Estimator solicits and compiles proposals from trusted, qualified subcontractors, compares them for accurate scopes, performs quantity takeoffs, and maintains current unit pricing. The profitability of a project depends upon how accurately the Estimator has bid the project, and its quality depends upon the Estimator's relationships with excellent subcontractors.
KEY ACCOUNTABILITIES
Prepares detailed, organized, and complete quantity take-offs
Develops and maintains subcontractor relationships
Prepares and distributes bid packages, ensures minimum coverage for each sub-trade
Develops Scopes of Work and Bid Evaluations for sub-trades
Implements feedback and lessons learned from in construction, shares knowledge within the Preconstruction team
ROLE COMPETENCIES
Project Estimation
Reading and understanding all details of sets of drawings; performing take-offs and pricing estimates as appropriate using up-to-date knowledge of industry norms or published cost data
Sending RFIs to the design team to clarify missing or conflicting information
Assisting the estimating staff by preparing detailed, organized, and complete quantity take-offs for assigned portions of the project
Participation in job walks to ensure a complete understanding of the project and interfacing with the design team to clarify the intent of the drawings
Use of Procore to organize and share construction documents
Coordinate with the construction operations team to validate the length of construction projects (schedule) and the resources required (General Requirements)
Document scope of work and final prices change through different proposal versions as clients request modifications and re-bidding
Level all subcontractor's bids to determine the qualified lowest bidder to carry in overall bid submissions
Assist project team in developing RTA's for GMP Projects (not sure how this is handled at RR)
Subcontractor & Bid Management
Building and maintaining strong subcontractor/supplier relationships
Creating bid packages and Invitations To Bid for potential subcontractors
Preparing Scopes of Work for subcontractors
Compiling bids into a final document for the teams' use. Obtain missing or unclear information. Identify and flag known or potential scope gaps.
Compiling bids into a final project proposal to be submitted to client.

EDUCATION & EXPERIENCE
Requirements
3+ years' experience as an Estimator in a commercial construction context, including:
Knowledgeable about the overall process of construction from project start to close out
Experience in the field with at least one trade
Project engineering as shown by creating and tracking project-related documentation
