Our client is a private, multifamily real estate acquisition, investment, and operating firm. They have a fast-growing platform with over 2,000 units and are looking for an Analyst to be an integral part of their team. The Analyst position is the perfect fit for someone interested in learning and growing their knowledge and experience in multifamily investments. The role allows the candidate to be involved in all facets of the multifamily operating and investment business, from acquisitions to asset management, construction management, investor relations, and accounting.

Position

The Associate/Analyst position is the perfect fit for someone interested in learning and growing their knowledge and experience in multifamily acquisitions, management, and redevelopment. The role allows the candidate to be involved in all facets of the multifamily operating and investment business, from acquisitions to asset management, construction management, investor relations, and accounting.

The role will be split between all functions, allowing the candidate to be part of a growing multifamily owner/operator. The position will work closely with senior leadership to monitor and manage asset strategy, perform property-level due diligence, underwrite acquisition opportunities, review monthly financials, review and approve annual budgets, track capital expenditures, and track key performance indicators.

The candidate will work closely with acquisitions, property management, and construction management during the life cycle of each real estate investment. Other job functions include accounting assistance, investor reporting, quarterly valuations, due diligence, assisting with closings, and setting annual goals.

This position provides the candidate to participate in promote/carried interest in all opportunities.

Location: Dallas (in-person with no remote or hybrid)

Responsibilities

Daily responsibilities include, but are not limited to:

Acquisitions:
  • Perform property and entity-level underwriting for multifamily opportunities across Texas, Georgia, Carolina, Arizona, and other select markets by analyzing rent rolls, financial statements, comparable information, and other property-level information.
  • Communicate with partners, investment sales brokers, property management, construction management, and vendors.
  • Conduct property tours and shop comparable properties for targeted properties.
  • Put together investment summaries for new acquisition opportunities.
  • Analyze new investment markets for market entry.
  • Communicate with investors on new joint venture opportunities.
  • Coordinate and lead due diligence team for newly acquired assets.

Asset Management & Construction Management:
  • Review and analyze monthly financial reports, including actual vs budget analysis, income statements, balance sheets, cash flow statements, and delinquency reports.
  • Review interior and exterior improvement plans and compare them to the budget.
  • Communicate with property-level staff to understand current property operations and current budget variances.
  • Perform and document on-site property inspections and make recommendations to senior management and property staff.
  • Monitor asset strategies with senior management and provide project management assistance.
  • Develop and distribute asset management reports.
  • Create process documentation and build systems for recurring projects.

Accounting and Investor Reporting:
  • Forecast cash requirements and communicate future cash outflows with fund accounting.
  • Monitor and administer loan covenants, including reserve/loan draws and monthly escrows, and provide lenders with financial information as required.
  • Forecast property distributions and communicate variances to fund accounting.
  • Perform monthly and quarterly investor reporting.
  • Other ad-hoc accounting and investor reporting assistance.

Qualifications
  • Financial and valuation modeling; experience with commercial real estate is a must.
  • Bachelor's degree (business, accounting or finance preferred)
  • 2 to 5+ years of prior experience in real estate investments involving multifamily or commercial real estate • Proficient in Microsoft Office, specifically Excel, PowerPoint, and Word
  • Strong interpersonal, written and verbal communication skills; strong analytical skills with ability to learn quickly; ability to work on a team and independently and manage multiple priorities
  • Strong understanding of and ability to model capital structures, including common equity, sub-debt / equity and senior debt
  • Willing to travel as needed
