Job Title: Development Associate

Position Overview:

Our client is seeking a Development Associate to join their growing team. This role will focus on supporting the development and execution of new projects from initial site identification through construction and stabilization. The Development Associate will work closely with cross-functional teams, including acquisitions, construction, and asset management, to ensure the successful delivery of high-quality, profitable self-storage facilities.

Key Responsibilities:
  • Assist in identifying and evaluating potential self-storage development sites, conducting market research, and analyzing demographic and competitor data to assess feasibility.
  • Coordinate the due diligence process for development projects, including working with consultants to conduct environmental studies, zoning analysis, and site inspections.
  • Develop and maintain financial models for potential projects, including pro forma projections, cash flow analysis, and sensitivity testing to support investment decisions.
  • Collaborate with internal teams and external partners (e.g., architects, engineers, contractors) to manage project timelines, budgets, and key milestones throughout the development process.
  • Support the entitlement and permitting process by working with municipalities and regulatory agencies to obtain necessary approvals for new developments.
  • Conduct ongoing market research to stay informed about industry trends, competitive landscapes, and regional demand drivers for self-storage assets.
  • Maintain communication with internal and external stakeholders, providing regular updates on project progress, risks, and opportunities.
  • Organize and maintain project documentation, including contracts, permits, and construction-related records, ensuring compliance with company and regulatory standards.

Qualifications:
  • Bachelor's degree in real estate, finance, business, or a related field.
  • 1-3 years of experience in real estate development, investment, or project management; self-storage or industrial experience is a plus.
  • 1-3 years of experience in underwriting specifically in the real estate space.
  • Strong financial modeling and analytical skills with proficiency in Excel.
  • Excellent communication and organizational skills, with the ability to manage multiple projects simultaneously.
  • Familiarity with zoning regulations, entitlements, and the permitting process.
  • Ability to work both independently and collaboratively in a fast-paced environment.
  • Knowledge of real estate markets and trends, particularly in the self-storage sector, is preferred.
