Job Description Summary
The Division of Facilities and Real Estate Services (FRES) provides the expertise, business process, policies and standards required to plan, design, construct, operate, maintain and renew the physical assets of the University, excluding the health system. In addition, the Division, comprised of approximately five Departments, is responsible for the strategic planning, management and operation of non-academic University property, and collaborating with the neighborhood to create a safe, diverse and economically vibrant destination. With close to 12M square feet of space, FRES maintains 186 buildings on a campus of 276 acres, completes over 60,000 maintenance requests per year, and starts approximately 250 projects a year. FRES is comprised of the following Departments: Administration, Office of the University Architect, Design and Construction, Real Estate, Operations and Maintenance.
The University of Pennsylvania is implementing a campus transformation entitled Penn Connects (http://www.pennconnects.upenn.edu). This comprehensive, award winning effort is expanding the campus over the next 20 years, including the construction of new academic research and recreational facilities. Service Mechanic
Must have High school diploma or equivalent.
Must be able to perform the physical demands of the position including extensive walking, standing, bending, climbing stairs/ladders, & lifting at least 50 pounds.
Must have experience and willingness to conduct work in a multi-trades job environment, work on multiple types of building equipment and systems, and assist journey level trades people as assigned.
Must have the knowledge, ability, and experience to utilize necessary tools, methods, and materials to perform various building maintenance & repair tasks not requiring the specific skills of a journey level craftsperson in the following categories.
ELECTRICAL & MECHANICAL
Tasks including but not limited to installation, troubleshooting, and repair of lighting, switches, wall clocks; replacement of window A/C filters, batteries in devices; lenses on lighting fixtures; servicing dormitory refrigerators.
CARPENTRY
Tasks including but not limited to hanging pictures, dry erase/white boards, and signage; assembly and installation of shelving unit; cutting and replacing ceiling tiles; repair of window shades, blinds, furniture, and door hardware.
PAINTING/MASONRY
Tasks including but not limited to: spackling, caulking, touch-up painting; installation and repair of cove molding/trim, floor tiles, carpet tiles.
PLUMBING/ROOFING
Tasks including but not limited to: securing leaks; repair/replacement of plumbing fixtures components; unplugging drains and soap dispensers; replacing flush meter batteries; clearing roof and window well drains and gutters.
GENERAL
Tasks as assigned including delivery of materials, performing visual inspections, and preparing reports.
Knowledge of and willing to learn rules and regulations required by NEC, OSHA, and NFPA70E, including all the PPE required to perform work assignments.
Must be willing to complete assigned training programs within first two years to expand the skillset necessary to successfully perform the Service Mechanic duties.
Re-lamp fluorescent and incandescent light fixtures. Replaces switch plates, circuit panel covers, light switches and receptacles. Replaces filters in window a/c units.
Hangs pictures, window shades, blinds. Assembles shelves, bookshelves, cabinets. Spackle drywall, touch-up painting.
Replaces ceiling and floor tiles and cove base molding. Investigates leaks and secures. Assist A mechanics in large jobs and projects.
Performs other related duties as assigned. Familiarity with and follows task related safety standards and procedures.
