Job Description:

The Preconstruction Manager oversees the entire preconstruction process, from initial concept to final design and contractor selection. This role involves guiding projects from early design stages to the start of construction, ensuring the client's budget is maintained, phasing and contracting requirements are implemented, and the design team stays on schedule. The Preconstruction Manager collaborates closely with Project and Program Managers and clients to align preconstruction services with the overall mission of each project or program, ensuring the highest level of professionalism and service. This position may require up to 25% travel.

Responsibilities:
  • Oversee the accuracy and quality of estimates, drawing reviews, and all other construction documents.
  • Develop and maintain effective relationships with clients, contractors, and subcontractors.
  • Maintain current estimating records, unit prices, and supporting documentation.
  • Collaborate with Project Managers in evaluations.
  • Prepare preliminary, schematic, design development, and construction estimate during preconstruction.
  • Monitor design development for potential issues or cost overruns and participate in value engineering.
  • Participate in the preparation of the construction schedule for preconstruction purposes.
  • Support Business Development and participate in community activities and networking events.
  • Lead design/preconstruction meetings with owners and the design team.
  • Review proposal specifications, drawings, and attend pre-bid meetings to determine the scope of work and estimate requirements.
  • Produce, collect, and distribute preconstruction RFIs.
  • Work with Project Managers during the transition from pricing to contracts.
  • Lead all preconstruction services, including sales, design, budgeting, and bidding.
  • Contribute to value engineering and alternatives in proposals.
  • Collaborate with the Construction team and stakeholders on special projects, opportunities, and bids.

Requirements and Qualifications:
  • Bachelor's degree in Building Science, Construction Management, Civil Engineering, or a related field.
  • 5-7 years of experience in a Pre-Construction/Estimating environment, working with large commercial or industrial projects.
  • 8 years of progressive experience in Commercial Construction for a large-scale Self-Perform General Contractor or Concrete Contractor.
  • Advanced knowledge of construction cost estimating, conceptual budgeting, and scheduling principles and practices.
  • Proficient in MS Office.
  • Valid Driver's License required.
  • Strong organizational and communication skills.
  • Strong business development background and construction market knowledge is preferred.
