Job Overview:

NorthPark Center is seeking an experienced and highly skilled Lead HVAC Supervisor to manage and maintain HVAC systems across over 2 million square feet of commercial space. This role will include overseeing the operation and performance of chiller systems, Trane HVAC systems, rooftop units, water source heat pumps, and Building Management Systems (BMS). Additionally, this position will support the facilities maintenance group with various projects, including events, art installations, and ongoing preventative maintenance. The ideal candidate will have strong hands-on experience with these systems, as well as proficiency in electrical systems and energy management. You will also be responsible for leading one maintenance employee to ensure all systems function optimally, providing a comfortable environment for tenants and visitors.

Key Responsibilities:
  • Supervision & Leadership: Oversee the daily operation of HVAC systems, leading one maintenance employee to ensure efficient system performance across the property.
  • System Maintenance & Repairs: Perform routine inspections, maintenance, and repairs on HVAC systems, Trane HVAC units, rooftop units, water source heat pumps, and BMS.
  • Emergency Response: Respond to urgent HVAC issues, performing quick and effective repairs to minimize downtime and maintain tenant comfort.
  • Diagnostics & Troubleshooting: Utilize advanced technical skills to diagnose and resolve HVAC system issues, including heating, cooling, ventilation systems, and water source heat pumps.
  • Preventative Maintenance: Develop and implement a comprehensive preventative maintenance program for all HVAC systems, ensuring long-term reliability and efficiency.
  • Energy Management: Monitor and manage HVAC-related energy consumption, identifying opportunities for efficiency improvements and cost savings.
  • Vendor & Contractor Management: Work closely with external vendors and contractors for major repairs, replacements, or upgrades.
  • Compliance & Safety: Ensure all HVAC systems are in full compliance with local building codes, safety standards, and environmental regulations. Participate in the center's safety program, conducting regular safety inspections and ensuring adherence to all safety protocols.
  • Documentation: Maintain accurate records of inspections, repairs, and maintenance activities, ensuring proper documentation for compliance and reporting.
  • Project Support: Collaborate with the facilities maintenance team to support various center-wide projects, including events, art installations, and other maintenance-related tasks as needed.
  • Training & Development: Provide training and support to the maintenance employee, fostering a collaborative and efficient team environment.
  • System Upgrades & Improvements: Stay current with HVAC technology and trends, recommending upgrades or improvements to optimize system performance.

Qualifications:
  • Valid certifications such as EPA 608 Universal, NATE Certification, or other relevant HVAC credentials.
  • Extensive experience with commercial HVAC systems, including chiller systems, rooftop units, Trane HVAC systems, water source heat pumps, and BMS.
  • Strong electrical systems experience is required.
  • Ability to interpret technical manuals, blueprints, and system schematics.
  • Proven leadership skills with the ability to manage and train one maintenance employee effectively.
  • Excellent troubleshooting, diagnostic, and problem-solving abilities.
  • Familiarity with cooling towers and building automation controls is a plus.
  • Knowledge of water source heat pumps and their maintenance, operation, and troubleshooting.
  • Ability to work independently, manage multiple tasks, and meet deadlines in a fast-paced environment.
  • Excellent communication skills, both written and verbal.
  • Commitment to upholding safety standards and protocols as part of the overall safety program.
  • Must pass a background check and drug screening.
