Bullpen, on behalf of our client - a vertically integrated commercial real estate firm, is seeking a Regional Property Manager with strong Asset Manager skills to oversee a 2 million square foot commercial real estate portfolio in North Carolina. This portfolio includes retail, flex, office, and industrial properties. The Regional Property Manager will be based in the Raleigh office for an in-office role with travel to properties in the portfolio as needed. This individual will be responsible for maximizing asset value, leading a team of property managers, and implementing strategic initiatives that enhance portfolio performance.
Key Responsibilities
Lead, develop, and manage a team of property managers.
Oversee financial performance and operational strategies for a diverse portfolio of commercial properties.
Assist in the preparation of the annual budget, reporting, and financial performance of all properties.
Work to maximize returns and minimize losses on assets and investments.
Travel to NC properties on a regular cadence to ensure assets/systems are running efficiently and the team is thriving.
Implement and manage processes and systems across all commercial properties.
Empower on-site staff to make decisions regarding property operations, leasing, and maintenance.
Work closely with Property Management, Leasing, and other team members as needed.
Communicate with ownership regarding any irregularities that may negatively impact company assets.
Analyze monthly/annual reports to create and implement action plans for constant improvement.
Compile routine reports to the C-Suite team.
Stay abreast of market trends and patterns to inform strategic decision-making.
Identify operational weaknesses and develop strategies to improve efficiencies.
Manage cash flow, vendor contracts, and bidding processes.
Handle other duties and responsibilities as required by company growth.
Qualifications & Experience
Bachelor's degree in Business, Finance, or a related field.
5+ years of leadership and management experience in property management or asset management.
Proven record of positive results, particularly in the Raleigh market.
Strong financial acumen and analytical skills to evaluate asset performance.
Excellent project management, negotiation, and communication skills.
Highly proficient in Microsoft Office Suite and GSuite.
Strong organizational skills with the ability to handle multiple tasks in a high-pressure environment.
