Fajen & Brown is seeking Project Managers to lead efforts on our current and future new construction and renovation projects. In our company, you'll be a key player managing one or more construction projects, working with our superintendents to make day to day operations run smoothly, acting as the face of the project to architects and owners, and helping plan our future work.
?RESPONSIBILITIES:
Act as a day-to-day project manager on one or more projects:
Assign internal labor to jobs to ensure on-time and below-budget project completion
Make sure subcontractors are scheduled in advance of their workday, and that they are working when they are supposed to be. If there are issues, be the person who resolves them.
Have materials ordered and onsite to support in-sequence build
Plan future work:
Review construction plans for constructability, safety and completeness. Work with customers to get change orders approved if plan revisions deviate from contract.
Negotiate subcontractor agreements for project work.
Manage selections and purchases so materials are able to be delivered to site to support quick and on-time build.
Manage your projects finances and financial health:
Manage budget for profitable project completion, including managing cost of purchases and subcontracts, as well as keeping labor work rate efficient and in budget.
Manage project cash flow, including creating, releasing and presenting invoices to the customer regularly, and reviewing and approving subcontractor billing for work completion and adherence to the contract. Manage WIP report to ensure positive cash flow at all times.
Make sure all subcontractors on a project have W-9s, Certificates of Insurance, and necessary subcontractor documents completed and agreed to before the start of or continuance of work, and that we have copies of those agreements in the office or in Procore.
Manage project financial health by ensuring every purchase is authorized by contract or already-approved purchase order. Turn in project receipts regularly.
Estimate work for new construction and change orders
Ensure project efforts are organized, safe and tidy:
Conduct regular walks of site to ensure jobsite appears clean, and is safe, secure and compliant. Document discrepancies and have team or subcontractors remedy them in a timely manner.
Maintain the online project files in Procore. Ensure all records necessary are complete and up to date
Maintain records for safety, insurance, subcontractor contracts and billing
Communicate project performance:
Act as the main point of contact for our company with our customers, architects and financiers, keeping them informed of progress, addressing their concerns and ensuring they meet the needs of our company and the project's smooth operations
Communicate with our General Manager, office team and project teams for labor needs, daily performance, performance to finish and billing / customer invoicing support questions
Take regular jobsite photographs to document technical issues, as well as to document progress at billing cycles
YOU'LL BE A GOOD FIT FOR THIS ROLE IF...
- you have successfully been a project manager on more than one custom residential new constructions or renovations worth more than $2 million dollars
- you are comfortable working closely with architects, including reviewing plans and sketches, making suggestions verbally, in sketch and in writing, so we can build beautifully, safely, affordably and quickly while building confidence in project execution and our company
- you are skilled working as a member of a project team, as a leader of a project team or independently on different projects - depending on the circumstance
- you're very organized, and it shows in your project execution, in your project planning, in your communication with subs, customers, staff and others, and in your commitment to site tidiness, and at the same time ...
- you're very adaptable, you know that problems arise on a jobsite routinely, and you're able to get a solution (technical, contractual or otherwise) in place quickly, and get the project back on plan
- you're a great communicator, and regularly communicate a variety of ways -- verbally, written and digitally - and through a variety of mediums, including daily logs, jobsite photographs, customer conversations, architect requests for information, weekly team meetings, as well as regular subcontractor bill payment and customer billing
- you can show care for the assets our company relies on, including our reputation in the industry, our equipment, and the health and happiness of our employees
- you're skilled at getting results from construction teams, including from our labor and subcontractors
