Job Description:

In the role of Real Estate Representative II, you will be assisting with negotiating real estate transactions with public agencies and private property owners; assisting with researching and analyzing title reports and public records; assisting with preparing high quality technical documents, and administering them to ensure compliance; assisting with preparing cost studies and conducting market analyses and feasibility studies; assisting with relocating property owners or tenants; assisting with eminent domain procedures, and assisting with disposing of surplus property pursuant to the requirements of the California Department of Housing and Community Development.

In the Real Estate Representative II position, you will demonstrate your experience by assisting with real property and/or real property rights acquisitions for water supply, conveyance, and storage purposes in support of infrastructure reliability and protection projects, and will also assist with surplus property dispositions for landholdings that are no longer necessary.

Applicants at this level must understand real estate principles for negotiations, and standards of practice and adhere to ethical standards for the right-of-way profession.

Schedule: 44/36, Monday through Friday/Every other Friday off. Monday through Thursday 9 hours per day, 8 hours per day every other Friday. Initial start time will be 7:30 am to 5:15 pm with flexibility in start times no earlier than 6 am and end times no later than 6 pm.

Hybrid: Metropolitan’s current practice in this position is a hybrid work schedule. This typically includes two days a week in person and the other days remote. This is subject to change dependent on organizational needs. In addition, a telework policy is scheduled for negotiations and once completed and implemented, will provide final direction on the hybrid schedule.

Travel: This position will require travel to various project sites and/or District facilities throughout the service area, and sometimes seminars or conferences.

EMPLOYMENT STANDARDS
MINIMUM QUALIFICATIONS
Education and Experience:  Bachelor’s degree from an accredited college or university in a related field and two years of relevant experience; of which two years must have been at the Real Estate Representative I level.

Relevant Experience is defined as: assisting with negotiating real estate transactions; assisting with real property acquisitions or rights of way through permits, licenses, or leases; assisting with dispositions; and assisting with the preparation of appraisals or cost studies, or a combination of both.

Licenses:  Valid California Class C Driver License or equivalent that allows you to drive in the course of your employment (Required at the time of application)
