Job Summary
Department Specific Responsibilities
Works with shop supervisors and other management to compile and manage a list of R and R (repair and rehabilitation) projects, complete with scope and estimates. Collaborates to integrate this list with others.
Coordinates with the Dedicated Maintenance division and Operations to schedule and plan preventive maintenance activities, often performed by outside contractors.
Collaborates with Operations to create, deliver, and close out work orders.
Extensively uses Excel, MMS, Outlook, eBuilder, and other software platforms.
Provides written material suitable for the highest levels of administration.
Writes requisitions for and supervises outside contractors, coordinating their roles in achieving specified work and meeting schedules.
Coordinates special events and responds to safety reports generated by Risk Management.
Attentive to building maintenance issues on campus, ensuring they are entered and addressed.
Reviews construction documents, orders materials, consults with customers, and schedules work.
Prepares and reviews estimates, plans, workflows, and schedules for Building Maintenance craft work sequences to ensure an effective timeline.
General Responsibilities
Manages, supervises, inspects, and coordinates new construction and remodeling projects on assigned campuses; monitors construction timeline to ensure contractors maintain accurate schedule and perform to university standards; reviews and approves contractors' billing performance. Coordinates necessary interruption of services between administration, Physical Plant, and contractors.
Reviews engineering drawings and specifications and serves as project coordinator with architects, engineers, contractors, and administrators. Reviews and approves shop and as-built drawings for university archives and Physical Plant use.
Provides feedback and recommendations to administrators and concerned parties on project cost analyses and alternatives after project bids have been submitted. Advises interior designers of special circumstances and facilities requirements; advises and assists architects and engineers with contract change orders as required by new functions, unforeseeable conditions, code requirements, or design refinements.
Maintains documentation of all assigned projects with IU-issued software, including timelines, schedules, substantial completion, and other elements of construction.

2 years of construction management experience and/or large-format planning, experience managing multi-disciplined construction projects with scopes of work including HVAC, plumbing, and electrical

This role regularly requires the ability to effectively communicate. This role frequently requires the ability to handle equipment. This role frequently requires the ability to remain stationary and ascend/descend ladders/stairs. This role requires the ability to move objects weighing up to 75 pounds. The role requires the ability to detect items in close proximity as well as far away; discern between colors; detect objects in peripheral space of self; discern items in detail; and to have good depth perception.
