Job Description Department:Capital Projects and ConstructionPay Rate Type:SalaryEmployee Type:Job Summary:Reporting to the assistant vice president for capital projects, the project manager is responsible for planning and management of the design and construction process for capital improvements. The project manager is an integral member of a structured capital projects team, which collaborates to execute capital improvements of various size and complexity for the campus. This position does not directly supervise other employees but may potentially oversee and/or closely coordinate work with other project managers on the team.

Responsibilities:
Support assistant vice president of capital projects in the design and construction management of capital facilities
Manage and coordinate the planning, programming, and complete design process of a capital projects
Ensure the projects are completed on time and within budget
Coordinate and communicate effectively with all project stakeholders including but not limited to facilities and other campus departments, senior staff, design teams, contractors, and Authorities Having Jurisdiction to ensure the projects successfully integrate project and campus needs
Review design documents to ensure compliance with codes and regulations, college standards, project scope, and programmatic requirements
Prepare and maintain project budgets, cost estimates, and schedules
Ensure that contracts, insurance billing and other budget and legal documentation are completed and processed appropriately
Manage and coordinate the LEED and SITES documentation processes, and regulatory and planning board reviews, as required, for each project
Prepare sketches or drawings to use as planning tools or to illustrate technical problems and their solutions
Manage the design and construction of new construction and renovation/repair projects, as needed
May prepare feasibility and other special studies to determine viability of potential campus projects or establish costs
Position Qualifications
Minimum Qualifications:
Education and/or experience:
Bachelor's degree or the equivalent in education and experience; advanced coursework in architecture, engineering, construction management, or related field a plus
Licensure as a Registered Architect, Professional Engineer with LEED AP is desired
Three to five years practical experience managing complex capital design and construction projects with budgets in excess of $10 million
Ability to work independently and coordinate with peers and leadership to effectively manage projects; this includes meeting deadlines, ensuring code compliance/quality work, and effectively managing financial resources
A broad understanding of all design disciplines, including civil, architectural, structural, MEP, and fire protection as well as space planning and their integration in design and construction
Working knowledge of federal, state of Maine, and local building codes and ability to present and obtain approval from local, state, and federal authorities
Demonstrated commitment to continuous quality improvement and sustainable design and construction of facilities, landscape, and site
Knowledge of local, state, and federal safety requirements and ensure third party contractors/vendors meet these requirements while working on campus
Ability to develop and maintain effective relationships with members of a diverse campus community in the planning and execution of projects
Excellent organizational skills, problem solving capabilities, and negotiation skills to lead projects to completion on time and within budget
Competence with word processing and spreadsheets
Database software and AutoCAD or Revit knowledge is desired
Strong ability to manage multiple projects concurrently

An employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 35 pounds to perform essential position functions.
Specific vision abilities required by this position include close vision, distance vision, and ability to adjust focus.
The overall work environment requires the mental ability to shift focus quickly due to interruptions; an employee must be able to mentally track multiple projects and tasks as well.
The noise level in the work environment is usually moderate; however, there may be unexpected instances of somewhat loud sounds.
