Job Overview:
We are seeking a Senior MEP Project Manager with 5-10 years of experience to act as an Owner's Representative for a financial services firm overseeing the retro-commissioning of HVAC systems in two office facilities (150,000 sq. ft. each). The role requires a strong understanding of HVAC systems, Building Management Systems (BMS), and MEP construction. Electrical expertise is a plus.
This is a contract role for 4-5 months, with the potential to extend based on project needs. The work schedule is primarily during off-hours (6-11 PM on weekdays, Saturdays, and occasional Sundays). The selected candidate will split their time between two project sites, ensuring smooth execution of construction, testing, and commissioning phases.
Key Responsibilities:
Site Oversight: Serve as the Owner's Representative to oversee the retro-commissioning of HVAC systems and related MEP construction activities.
Project Management: Drive project processes, provide daily reporting, risk mitigation, and scheduling, ensuring alignment with project goals.
Construction & Commissioning Support: Supervise and coordinate with contractors, commissioning agents, and other stakeholders, ensuring compliance with design intent and project requirements.
Technical Expertise: Provide oversight on mechanical systems (HVAC), BMS controls, and electrical systems as needed.
Stakeholder Coordination: Participate in weekly project calls, preparing meeting minutes, action items, and status updates.
Schedule & Logistics: Manage on-site presence 50% of the time per site, with flexibility to travel between locations as required.
Qualifications & Experience:
5-10 years of experience as an MEP Project Manager, preferably in HVAC, BMS, and MEP construction.
Strong knowledge of mechanical (HVAC) systems and controls; electrical knowledge is a plus.
Experience in MEP commissioning, retro-commissioning, or system life extension projects.
Ability to work off-hours (6-11 PM, Saturdays, occasional Sundays) as required by project schedule.
Prior experience acting as an Owner's Representative or Construction Manager is preferred.
Strong communication and reporting skills, with experience managing project documentation.
Bachelor's degree in Mechanical, Electrical, or relevant Engineering discipline preferred.
