Multifamily Developer in Central Florida that has 7 projects in the pipeline for 2025 and is beginning the process of opening an in-house construction arm. This superintendent will be one of the first to join the in-house construction team.
JOB DESCRIPTION:
The Owners Rep will have overall construction and management responsibilities for a ground-up multifamily project in Central, FL valued at $120MM. The Owners Rep will have a strong track record of completing Multifamily projects ensuring their successful delivery within schedule and budget along with the ability to manage vendors, subcontractors, and field staff throughout the project duration. The Owners Rep will have strong superintendent and Project Management experience
SELECT RESPONSIBILITIES: • Responsible for ensuring that the project is completed on-time, within budget, and constructed with superior quality and safety • Reviews project proposals, drawings, and plans to determine timeframe, funding limitations, procedures for accomplishing project, staffing requirements and allotment of available resources to various phases of project • Develops and maintains relationships with clients, subcontractors and related vendors. • Completes materials "take-offs", establishes cost estimates, develops and tracks material procurement schedule • Confers with project staff to outline work plans, assign duties, responsibilities and scope of authority; coordinates activities with project staff to ensure project progress within prescribed budget and provides technical advice to resolve problems • Organize, plan, and manage multiple activities to accomplish desired results • Act in a manner of integrity that shows support for the company, its values, and other associates while maintaining a constant focus on meeting/exceeding customer requirements and expectations
CANDIDATE QUALIFICATIONS • Ten (10) years of experience, specifically on ground-up wood-frame construction projects is preferred. (5) years as Lead Superintendent and/or (5) years as Project Manager • Exceptional knowledge of construction processes and procedures; ability to successfully manage complex projects through to completion • Advanced verbal & written communication skills, ability to navigate Microsoft Office Suites, Procore, Bluebeam, and other similar construction software
