Position Overview
60 Guilders is seeking an experienced Asset Manager to lead the execution of business plans for a portfolio of
commercial and residential buildings. Reporting directly to the COO, this role will be responsible for driving financial
performance, overseeing property operations, managing capital projects, and fostering strong relationships with
investors, lenders, and other key stakeholders.
The ideal candidate is a highly analytical, detail-oriented professional with a deep understanding of real estate asset
management, financial modeling, and operational oversight. This role requires a strategic thinker who can proactively
identify opportunities to enhance asset value, optimize leasing and marketing strategies, and ensure compliance with
financial and regulatory requirements.
Key Responsibilities
Asset & Portfolio Management • Develop and implement business plans to optimize asset value, cash flow, and investment returns. • Monitor financial performance, including rent collections, operating expenses, and capital expenditures,
ensuring assets meet or exceed underwriting expectations. • Conduct regular financial and operational analyses to drive strategic decision-making. • Identify and execute strategies for revenue enhancement, cost control, and risk mitigation. • Lead quarterly and annual asset valuations, including NOI forecasting, market benchmarking, and exit
strategy planning.
Operations & Capital Projects • Oversee property management teams to ensure operational efficiency and tenant satisfaction. • Develop and manage operating and capital budgets, ensuring alignment with investment objectives. • Direct capital improvement and renovation projects, overseeing budgeting, scheduling, and execution. • Ensure compliance with local laws, building codes, and regulatory requirements. • Implement best practices for vendor management, contract negotiations, and service procurement.
Financial Performance & Investor Relations • Manage and optimize asset-level cash flow, capital calls, and distributions. • Oversee financial reporting, variance analyses, and performance tracking for designated assets. • Serve as the primary point of contact for investment partners, lenders, and other key stakeholders. • Lead investor and lender reporting efforts, preparing detailed financial statements, market analyses, and
strategic updates. • Support acquisition underwriting and disposition strategies through market research and financial modeling.
Leasing, Sales & Market Strategy • Oversee leasing strategies to maximize occupancy, rental income, and tenant quality. • Manage relationships with third-party brokers and leasing teams to drive deal execution. • Evaluate and negotiate lease terms, renewals, and tenant improvement packages. • Monitor market trends and competitive positioning to refine pricing and marketing strategies. • Assess and execute disposition strategies to maximize investment returns.
Qualifications & Requirements • Bachelor's degree in real estate, finance, business, or a related field. A master's degree is a plus. • 5+ years of experience in real estate asset management, investment management, or portfolio
management. • Strong financial acumen with expertise in financial modeling, budgeting, and performance analysis. • Deep understanding of commercial real estate leases, capital markets, and asset repositioning strategies. • Experience managing third-party property managers, vendors, and leasing brokers. • Exceptional communication skills, with the ability to effectively present to investors and senior leadership. • Proficiency in Microsoft Excel, Word, and real estate software such as Argus, Yardi, or MRI. • Strong problem-solving skills with a proactive and results-driven approach. • Ability to multitask, prioritize responsibilities, and work in a fast-paced, entrepreneurial environment.
