Role


Responsible for project managing of various real estate transactions and relationships targeted to optimize the company’s asset portfolio by enhancing the term of the assets, eliminating rental expense, acquiring additional revenue, and facilitating growth of multiple business lines, all in accordance with Crown Castle objectives that impact the overall gross margin and contribution to AFFO.


Responsibilities



  • Manage complexity and apply strategic mindset through financial, technical, and legal evaluation of real estate transactions.

  • Review, analyze, and maximize time-sensitive Crown Castle Right of First Refusal opportunities.

    • Exhibit entrepreneurial and innovative thinking through analysis of Crown Castle Right of First Refusal opportunities. Create Transaction Models and frequently present business terms for Property Committee.

    • Engage and negotiate directly with landowners and their representatives to facilitate real estate transactions.

    • Act as the subject matter expert and a single point of contact for internal and external customers reliant on specific Right of First Refusal-related information and deliverables.

    • Identify optimal workflow.



  • Engage directly and form/maintain cohesive relationships with Crown Castle aggregator/competitor landlords.

    • Work cross-functionally to collect market data to aid underwriting decisions.

    • Strategize to extract maximum benefit for Crown Castle.

    • Act as the subject matter expert and a single point of contact for internal and external customers reliant on specific aggregator/competitor-related information and deliverables.

    • Identify optimal workflow.



  • Works with other tower companies to protect expiring Crown portfolio ground leases through lease review, negotiation, and recommendations to Property Committee.

  • Work with Acquisition Manager and/or Director, internal and external customers and partners.

  • Partner, plan and align with others to give/receive timely updates, properly evaluate risk, and assess financial impacts.


Education/Certifications 



  • Bachelor’s degree in Business or related field preferred or equivalent work experience

  • PM Certification preferred but not required

  • Real Estate license preferred but not required

  • Juris Doctorate preferred but not required


 Experience/Minimum Requirements 



  • Three (3) to five (5) or more years of experience in real estate project management

  • Wireless industry experience strongly preferred


Expectations



  • Effective verbal and written communication skills

  • Expert knowledge of Microsoft Office applications; experience with CCI Sites, JDE preferred 

  • Knowledge of the telecommunications industry trends and objectives

  • Strong attention to detail


Working Conditions: This role falls into our hybrid work model working in the office Tuesdays, Wednesdays, and Thursdays.  On Mondays and Fridays, teammates on the hybrid schedule will have the option to work from the office or home.  There is an expectation of collaboration with teammates and stakeholders for moments that matter that could require travel. 


The pay range offered for this position is $91,200-$153,400 annually. A candidate’s offer is determined by various factors including but not limited to, depth of experience, role-related knowledge and skills, relevant education or training, internal alignment, and work location. Depending on the position offered, the compensation package may also include incentive compensation opportunities in the form of a discretionary annual cash bonus or commissions, and equity incentives. Employees (and their families) are eligible for medical, dental, vision, and basic life insurance. Employees are able to enroll in our company’s 401k plan. Employees will also receive a minimum of 18 days of paid time off each year and 12 paid holidays throughout the calendar year.
