Position Overview



Ultimate Staffing Services is actively seeking an experienced Property Manager for a market-rate apartment community in Windsor, CT. This is a direct hire opportunity offering a competitive salary range of $63,000-$70,000, based on experience. The Property Manager will oversee the daily operations of the residential property, ensuring smooth management, compliance, and resident satisfaction.

Responsibilities

• Hire, train, supervise, and evaluate staff members while ensuring compliance with company policies.


• Ensure adherence to Fair Housing regulations and other federal/state compliance requirements.


• Oversee leasing, rent collection, delinquencies, and lease renewals.


• Conduct market analysis to align rental rates with market conditions.


• Promote resident retention and address tenant concerns.


• Work with legal counsel on evictions when necessary.


• Perform regular property inspections and oversee maintenance and capital improvements.


• Manage vendor relationships and contractor work.


• Assist with budgeting, accounts receivable/payable, and financial reporting.


• Support corporate initiatives related to property financing, acquisitions, or sales.

Qualifications

• Experience in property management.


• Knowledge of compliance regulations (HUD, CHFA, LIHTC, etc.).


• Proficiency in property management software (e.g., OneSite).


• Strong leadership and team management skills.


• Excellent communication and problem-solving abilities.


• Industry certifications or willingness to obtain them (e.g., Fair Housing Training, IREM courses, real estate licenses).

Required Work Hours



Monday - Friday, 8:30 AM - 5:00 PM

The position involves frequent walking, stair climbing, extended sitting/standing, occasional lifting (up to 10 lbs), and exposure to outdoor weather conditions when inspecting the property.
